Hedonic approach to rental prices

Abstract:

Tato diplomová práce analyzuje faktory ovlivňující výši nájemného kancelářských prostor v Praze pomocí metody hédonické ceny. Pro předpovídání nájmů kancelářských prostor bylo použito několik metod, včetně tradičního OLS a dále metody strojového učení, jako jsou LASSO, RIDGE, Elastic Net a metody založené na rozhodovacím stromu. Výsledky ukazují, že nejpřesnějším prediktivním modelem je Random forest. Navíc naznačují, že kombinací modelů dojde ke zlepšení přesnosti, zejména při kombinaci OLS a jednotlivých rozhodovacích stromů. Pro stanovení důležitosti jednotlivých charakteristik byl použit algoritmus Boruta, který ukázal, že faktory nejvíce ovlivňující výši nájemného jsou neobsazenost, stáří, hrubá pronajímatelná plocha a některé geografické charakteristiky.

Abstract:

This thesis employs a hedonic price modeling approach to examine the determinants of office rental prices in Prague. Several methods were developed for predicting office rents, including traditional OLS, and some machine learning methods, such as LASSO, RIDGE, Elastic Net, and tree-based methods. The results show that the random forest was the most accurate single predictive model. Additionally, they suggest that a combination of models led to improved performance, especially with the OLS and individual decision trees. Determining the importance of features by the Boruta algorithm showed that the most valuable factors influencing rental prices are vacancy, age, gross leasable area, and some locational characteristics.
