Abstract:

Předmětem této bakalářské práce je hodnocení efektivnosti investičního projektu na bázi dynamických metod. Práce se zabývá jednotlivými metodami hodnocení efektivnosti investic a zaměřuje se podrobně zejména na dynamické metody. Tyto metody přihlížejí k působení jak faktoru času, tak i rizika. Proto jsou dynamické metody nejvhodnější pro správné hodnocení efektivnosti investic. Teoretická část této bakalářské práce se především zaměřuje na problematiku týkající se určení kapitálových výdajů na investici, stanovení očekávaných peněžních příjmů z investičního projektu, určení podnikové diskontní sazby a statických a dynamických metod hodnocení efektivnosti investic. V teoretické části této práce jsou detailně charakterizovány tyto dynamické metody: čistá současná hodnota, index ziskovosti, vnitřní výnosové procento a diskontovaná návratnost investice. Aplikační část této práce se zaměřuje na hodnocení efektivnosti konkrétního investičního projektu, investice do třípodlažního bytového domu s dvěma bytovými jednotkami a nebytovými prostory. Investiční projekt je posuzován podle míry zastoupení vlastního a cizího kapitálu, které financují nákup tohoto bytového domu. Hlavní cíl této práce je určit pomocí dynamických metod hodnocení efektivnosti investic, popsaných v teoretické části, zda předmětný investiční projekt je pro investora ekonomicky výhodný. V závěru práce jsou interpretovány výsledky jednotlivých dynamických metod, které byly získány v aplikační části, a doporučena k realizaci bude nejvýhodnější investiční varianta.

Abstract:

The subject of this bachelor´s thesis is the evaluation of efficiency of the investment project using dynamic methods. It engages in particular methods of the evaluation of investments efficiency and it especially focuses on dynamic methods in a detailed way. These methods both respect time factor and risk. For that reason there are dynamic methods the most convenient for the accurate evaluation of investments efficiency. The theoretical part of this bachelor´s thesis particularly focuses on problems relevant to determination of capital expenditure, determination of expected cash inflows from investment project, determination of cost of capital and static and dynamic methods of the evaluation of investments efficiency. In the theoretical part of this thesis there are characterized these dynamic methods in a detailed way: net present value, profitability index, internal rate of return and discounted payback period. The application part of this thesis focuses on the evaluation of efficiency of the specific investment project, the investment in a three-storey block of flats with two flats and non-residential spaces. The investment project is evaluated in an alternative way by the extent of proportion of the equity and the debt which finance the purchase of this block of flats. The main goal of this thesis is to determine using dynamic methods of the evaluation of investments efficiency, described in the theoretical part, whether the specific investment project is economically advantageous for the investor. At the end of this thesis there are interpreted the results of the individual dynamic methods which were obtained in the application part and there will be recommended the most advantageous investment alternative for realization.
