Modern Application of the Income Method

Abstract:

Záměrem této práce je přiblížit problematiku výnosové metody oceňování a snaha o analýzu jedné z nejužívanějších metod tržního oceňování zejména u komerčně využitelných nemovitostí. Téma bylo zvoleno vzhledem k praktickým zkušenostem s oceňováním touto metodou. Přístup na bázi výnosů vychází z tržních vztahů a je pohledem na ziskovost nemovitosti vzhledem k jejímu umístění a k její ekonomické funkci. Výnosová metoda je schopna odrážet tržní hodnotu. Práce se zabývá vymezením pojmů, které s výnosovou metodou souvisí. Popisuje problematiku dané metody s důrazem na kvalitu vstupních údajů. Porovnává přístup k ocenění v závislosti na účelu ocenění z hlediska ekonomického chování s vlivem na stanovení výše výsledné tržní hodnoty nemovitostí a dokládá popsanou problematiku na názorném příkladě aplikace její nejrozšířenější formy, který vychází z aktuálních tržních údajů.

Abstract:

Main purpose of the thesis is to explain the income method of evaluation and to analyze it in detail since it is one of the methods most frequently used for market valuation of the commercially used real estate. The topic has been selected with respect to the practical experience in evaluation using this method. The income method approach is based on market relations and assesses the real estate profitability with regard to its location and economic function. The income method is able to reflect the real market value. The thesis defines first all terms related to the income method. It also explains the method principles pointing out the need of a good quality input. Then it compares the approach to the evaluation in relation to its purpose from the point of view of economic behavior that has an impact on setting of the final market value of the real estate. And at the end, the described principles are presented on an example of application of its most common form, which is based on actual market data.
