Investments in housing, the present situation and problems

Abstract:

Tato diplomová práce se zabývá jednou z nejzákladnějších lidských potřeb, bydlením. Teoretická část se zejména soustřeďuje na možnosti financování bydlení, které se dále dělí na konkrétní formy financování, což jsou na hypoteční úvěry, úvěry ze stavebního spoření a ostatní formy úvěrů. Dále popisuji, jaké kombinace financování je vhodné zvolit, za jaké situace a jaké jsou podmínky získání té které formy financování. Důležité je také zdůraznění výhod a nevýhod všech zmiňovaných forem financování a také současný stav trhu bydlení v období finanční krize. Druhou částí teoreticko-metodologické částí je pohled na situaci bydlení ze strany developerských společností, jak ony plánují, rozhodují a financují své projekty. I v tomto oddílu je třeba připomenout vliv ekonomické krize. V aplikační části je posuzován konkrétní příklad financování bydlení, a to hypotéční úvěrem. Oproti tomu je následně uveden příklad financování developerského projektu. V závěru práce jsou pak shrnuty jak poznatky z teoretické, tak praktické části a následuje doporučení ohledně nejvhodnější formy financování v současnosti.

Abstract:

This thesis deals with one of the basic human needs, the housing. The theoretical part is mainly focused on possibilities of house financing, which is further classified into concrete forms of financing, it means mortgage loan, credits from building savings and other forms of credits. Furthermore I describe which combinations of financing are appropriate to select and under what conditions. Advantages, disadvantages all forms of the financing and influence of actual financial crises are also important to mention. The other column of theoretical part is the view on situation of housing on the part of developer companies. How these companies make planning, decision and how their projects are financed. In this part is also mentioned impact of economical global crises. In the application part is reviewed the concrete instance of house financing, respectively by mortgage loan. Compared to this is further named the example financing of developer project. My knowledge from theoretical and practical part is summarized in the end of my thesis and follows the recommendation of the most suitable forms of financing on the present.
