The development o earnings by Airbnb in connection with the prices of long-term flat rents in Prague in years 2014 – 2019

Abstract:

Bakalářská práce na téma „Vývoj příjmů z Airbnb v souvislosti s vývojem cen dlouhodobého nájemného v Praze v letech 2014 – 2019“ se zabývá předpokládaným vlivem rostoucích ubytovacích kapacit v rámci v Airbnb v Praze na růst cen rezidenčního nájemného v Praze ve stanoveném období. Hlavním cílem práce je rešeršní zpracování zejména odborných zdrojů, které uváděli studie vztahující se především ke dvěma ukazatelům, konkrétně kapacity bytů a ceny nájmů v Praze. Práci doplňuje statistická korelace mezi počtem nabízených ubytovacích kapacit v rámci Airbnb a vlastní posouzení statistické závislosti veličin formou kalkulace, vyhodnocení a interpretace. Tato práce rešeršním způsobem předkládá vybrané dosavadní teoretické a praktické poznatky z působení platformy Airbnb v Praze a to včetně jejich negativních socio-ekonomických dopadů. Práce zmiňuje také právní aspekty této problematiky včetně její možné legislativní regulace. Práce také rozebírá problematiku trhu nájemního bydlení se zaměřením na ceny tržního nájemného. Práce je doplněna také o výsledky a závěry obdobně zaměřených odborných studií z EU a USA.

Abstract:

The bachelor thesis called “Airbnb profit progression as related to long-term rent trends in Prague between the years 2014 and 2019” deals with the assumed influence of increasing accommodation capacities within Airbnb in Prague on residential rent price growth in Prague in the selected period. The main objective of the thesis is research elaboration of data compiled mainly from expert resources quoted by studies focused primarily on two indicators, i.e. housing capacity and rent prices in Prague. The paper is supplemented with the statistical correlation between the number of accommodation units within Airbnb and my own assessment of statistical dependence of the figures by their calculating, evaluation and interpretation. This thesis presents, using research methodology, selected current theoretical and practical knowledge from the operation of Airbnb platform in Prague, along with its negative socio-economic impacts. The thesis also mentions legal aspects of the topic of Airbnb, including its possible legislative regulation. It also analyzes the topic of local rental housing, with focus on its market prices. The thesis is supplemented by results and conclusions of technical studies from the EU and the USA with a similar focus.
