Analysis of the real estate market in Prague

Abstract:

Diplomová práce se zabývá nemovitostním trhem v České republice, a to především v jejím hlavní městě Praze. Mezi cíle práce patří nalezení souvislostí mezi situací na těchto trzích v době před světovou krizí v roce 2008 a situací na počátku roku 2020, zjištění jak se zkoumané trh vyvíjejí v posledních dvaceti letech a predikce možného vývoje těchto trhů do budoucna. Cílů bylo dosaženo provedením analýz těchto trhů, jejichž výsledky byly graficky a slovně zpracovány v této práci. První kapitola práce se věnuje analýze nemovitostního trhu v České republice, druhá kapitola se věnuje analýze nemovitostního trhu v Praze a třetí kapitola se věnuje analýze trhu nájemního bydlení v Praze. V závěru práce jsou výsledky analýz shrnuty a na základě dostupných výsledků a závěrů analýz jsou připraveny predikce možného vývoje zkoumaných trhů.

Abstract:

The thesis deals with the real estate market in the Czech Republic, especially in its capital city Prague. The aims of the work are to find a connection between the situation in these markets in the period before the global crisis in 2008 and the situation in early 2020, to find out how the researched market is evolving in the last twenty years and to predict possible developments in these markets. The goals were achieved by performing analyzes of these markets, the results of which were graphically and verbally processed in this work. The first chapter deals with the analysis of the real estate market in the Czech Republic, the second chapter deals with the analysis of the real estate market in Prague and the third chapter deals with the analysis of the rental housing market in Prague. At the end of the work, the results of the analyzes are summarized and based on the available results and conclusions of the analyzes, predictions of possible development of the researched markets are prepared.
