Evaluation of the Creditworthiness of the Applicant for a Mortgage Loan in the RBI Banking Group and Its Impact on Income Tax

Abstract:

Bakalářská práce na téma "Zhodnocení bonity žadatele o hypoteční úvěr v bankovní skupině RBI a jeho dopad na daň z příjmu" se zabývá problematikou hypotečních úvěrů, a to jak v části teoretické, tak i praktické. V teoretické části je zaměřena na přiblížení bankovního systému a jeho funkcí. Následně se zaobírá hypotečními úvěry a jejich regulacemi pomocí ukazatelů centrální banky. Nakonec je zaměřena na druhy hypotečních úvěrů a náklady spojenými s jejich pořízením. V praktické části bakalářská práce komentuje současnou situaci na českém hypotečním trhu. Dále přibližuje historii bankovní skupiny Raiffeisenbank a její současnost. Nakonec je komentován modelový případ žadatele o hypoteční úvěr a vliv zaplacených úroků na daň z příjmu. V závěru jsou zhodnoceny nabídky hypotečních úvěrů s různou dobou fixace a sděleno doporučení žadateli.

Abstract:

The bachelor thesis on the topic "Assessment of the creditworthiness of the applicant for a mortgage loan in the RBI banking group and its impact on income tax" deals with the issue of mortgage loans, both in the theoretical and practical part. In the theoretical part, the focus is on an introduction to the banking system and its functions. The thesis then looks at mortgage lending and its regulation using the central bank's indicators. Finally, it focuses on the types of mortgage loans and the costs associated with their acquisition. In the practical part, the thesis comments on the current situation in the Czech mortgage market. It also presents the history of the Raiffeisenbank banking group and its current situation. Finally, a model case of an applicant for a mortgage loan and the impact of the interest paid on the income tax are commented. In the conclusion, mortgage loan offers with different fixation periods are evaluated and recommendations are made to the applicant.
