Financing Housing in the Czech Republic with a Focus on a Mortgage Loan

Abstract:

Bakalářská práce je věnována možnostem financování bydlení v České republice s konkrétním zaměřením na hypoteční úvěr. Cílem práce je navržení nejlepší varianty financování vlastního bydlení na vybraných modelových situacích pomocí hypotečního úvěru. Práce je rozdělena do čtyř kapitol, kde první tři kapitoly shrnují teoretická východiska tématu. První část práce uvádí aktuální situaci bydlení v rámci České republiky. Následující kapitola nastiňuje hypoteční úvěr v rámci dalších možností financování bytových potřeb. Třetí část reflektuje jeho aktuální vymezení, vývoj úrokových sazeb a specifika spojená se získáním hypotečního úvěru. Poslední kapitola zachycuje dvě modelové situace v závislosti na věku žadatele, pro které je vybráno optimální řešení financování pomocí hypotečního úvěru. První případ řeší otázku bytu na stáří, druhý se zaobírá aktuálním vývojem na trhu nemovitostí a hypotečních úvěrů pomocí časového srovnání.

Abstract:

The bachelor thesis is devoted to the possibilities of financing housing in the Czech Republic with a focus on a mortgage loan. The aim of the thesis is to propose the best option of financing own housing on model situations using the mortgage loan. This work is divided into four chapters, where the first three chapters summarize the theoretical background of the topic. The first part of the thesis presents the current situation of housing in the Czech Republic. The following chapter outlines the mortgage loan in the context of other options of financing housing. The third part reflects the current definition of a mortgage loan, the development of interest rates and the specifics associated with obtaining the mortgage loan. The last chapter captures two model situations depending on the age of the applicant, for whom the optimal solution of financing, using a mortgage loan, is selected. The first case addresses the issue of housing for old age, the second case deals with the current development in the real estate and mortgage markets by time comparison.
