The Land Value at Expropriation

Abstract:

Cílem diplomové práce je přiblížení vyvlastňování skrze revizi znaleckého posudku a ocenění reálného vyvlastňovaného pozemku. Teoretická část popisuje uzákonění vyvlastňování v České republice, způsob a metody určení náhrady za vyvlastňovaný pozemek a zákony spjaté s reálným případem. Poznatky, které jsou popsány v teoretické části jsou následně aplikovány na reálném případu, který je v této diplomové práci anonymizován. Praktická část spočívá v revizi znaleckého posudku a ocenění dle postupů zjištěných v teoretické části. V rámci ocenění je tak vypočítána cena zjištěná, cena obvyklá a nájemné za užívání.

Abstract:

The aim of the thesis is to approach expropriation through the revision of the expert opinion and the valuation of the real expropriated land. The theoretical part describes the enactment of expropriation in the Czech Republic, the method, and methods of determining compensation for the expropriated land and the laws related to the real case. The knowledge described in the theoretical part is then applied to a real case, which is anonymized in this thesis. The practical part consists in the revision of the expert opinion and valuation according to the procedures identified in the theoretical part. Thus, the valuation calculates the observed price, the normal price, and the rent for use.
