Analysis of the factors affecting the mortgage market in the Czech Republic

Abstract:

Tato diplomová práce se zabývá analýzou vybraných faktorů působících na hypoteční trh v České republice. První část práce se věnuje základním charakteristikám hypotečního úvěru a rovněž vývoji hypotečního trhu v České republice z hlediska počtu i objemu poskytnutých hypotečních úvěrů. Dále jsou identifikovány vybrané faktory ovlivňující hypoteční trh a na základě literární rešerše jsou stanoveny hypotézy o jejich vztahu k objemu nově poskytnutých hypotečních úvěrů. V praktické části je prostřednictvím vícenásobné regresní analýzy kvantifikován vliv vybraných ukazatelů na objem nově poskytnutých hypotečních úvěrů. Výsledky této analýzy jsou v závěru porovnány s dříve formulovanými hypotézami. Výsledný model definuje čtyři statisticky významné ukazatele, jež působí na objem nově poskytnutých hypotečních úvěrů, jsou jimi úroková sazba, index cen bytových nemovitostí, obecná míra nezaměstnanosti a index reálné mzdy.

Abstract:

This diploma thesis discusses the analysis of selected factors that have the impact on the mortgage market in the Czech Republic. The first part of the work is focused on the basic characteristics of the mortgage loan and the development of the mortgage market in the Czech Republic in terms of the number and volume of the mortgage loans. Selected factors affecting the mortgage market are identified, then the hypotheses about their impact on the volume of mortgage loans are determined in accordance with the literary research. In the practical part, the influence of selected indicators on the volume of newly provided mortgage loans is quantified through multiple regression analysis. The results of this analysis are compared with the hypotheses determined previously. The model defines four statistically significant indicators that affect the volume of newly provided mortgage loans, these are the interest rate, the house price index, the unemployment rate, and the real wage index.
