Abstract:

Dvořáček, J. Zpřísnění podmínek pro žadatele o hypoteční úvěr. Bakalářská práce. Brno: Mendelova univerzita v Brně, 2020.Tato bakalářská práce se zabývá dopady zpřísnění podmínek pro žadatele o hypoteční úvěry v České republice v období let 2015 až 2019 na širší spektrum. Cílem literární rešeršní části je charakterizovat hypoteční úvěry, zmínit důvody, které vedly Českou národní banku k jednotlivým krokům, vymezit situaci před zpřísněním podmínek ze dne 1. října 2018 a po zpřísnění podmínek formou doporučení. Součástí tohoto vymezení situace budou podmínky pro žadatele, vývoj počtu schválených hypotečních úvěrů, vývoj trhu s byty a vývoj úrokové míry. V praktické části budu získávat data dotazníkových šetřeních a následně budu na základě těchto získaných dat vyhodnocovat schopnost respondentů získat schválení žádosti o hypoteční úvěr. V závěru shrnu veškerá zjištění včetně zhodnocení správnosti provedených kroků ze strany České národní banky k regulaci hypotečních úvěrů.

Brno: Mendel University, 2020.This bachelor thesis is devoted to researching the impacts of the tightening the regulations for the mortgage credit applicant in the Czech Republic in the period of 2015–2019 in a broader spectrum. The goal of the literary research section is to characterize mortgage loans, mention the grounds that lead the Czech National Bank for particular individual steps, delimit the status quo ante the tightening of the regulations from the 1st of October 2018 and after the tightening of the regulations in the form of recommendation. One section of this situation delineation is the conditions for the applicants, the development of the quantity of approved mortgage loans, the development of the realty market and the interest rate. In the practical part, there will be data acquired via the means of questionnaires. Subsequently, based on the data evaluation, the respondents’ ability to procure the mortgage loan permission will be assessed. In the last part, all the findings will be summarized, including the assessment of the correctness of the Czech national bank’s steps to regulate the mortgage loans.
