Abstract:

Diplomová práce se zabývá tématem sdílené ekonomiky v ubytovacích službách se zaměřením na Airbnb a jeho podobu v Brně. Práce nejprve nahlíží na problematiku Airbnb za pomoci odborné literatury, doplněnou o diskusi kontroverze, kterou vyvolává a o příklady postojů vůči této platformě v různých destinacích. Dále pokračuje analýzou rozšíření Airbnb v kontextu České republiky založenou na prostorových datech o nabídkách Airbnb. Analýza byla doplněna o popis přístupů k této službě ze strany veřejné a soukromé sféry a místních komunit. Poté se práce zaměřuje na analýzu prostorovosti, sezónnosti a situace na trhu Airbnb v rámci města Brna na základě dat od společnosti AirDNA doplňující prostorová data o nabídkách Airbnb sesbíraná podle metodiky Toma Slee. Semistrukturované rozhovory s brněnskými hostiteli na Airbnb nakonec představují různorodé podoby zdejšího hostitelství a vytvářejí prostor k diskusi vlivu Airbnb na jejich životy, podnikání, nemovitosti, sousedství, a nakonec i město. Zároveň také poskytují obraz o návštěvnících využívajících brněnského Airbnb. Diplomová práce tedy představuje komplexní výzkum poskytující základ pro možnou budoucí volbu přístupů k managementu a rozvoji této služby v rámci Brna. Kvantitativní analýza odhalila, že v Brně Airbnb v současné době nemá zásadní vliv na stav destinace. Rozhovory pak přinesly zjištění o tom, že vliv Airbnb na destinaci se odvíjí od konkrétních přístupů hostitele, není tedy závislý pouze na typu nabídky.

Abstract:

This master’s thesis deals with the issue of a sharing economy within hospitality services, focusing on Airbnb and its form in Brno. Firstly, it discusses Airbnb with the help of literature and offers a discussion of the controversy caused by it and examples of the approaches to management in different destinations. Later, it continues with the analyses of Airbnb distribution in the context of the Czech Republic. The analyses were completed with the description of the approaches to the service by public and private sphere and local communities. After that, spatiality, seasonality and situation on the Airbnb market in Brno are analysed based on data from the AirDNA company, which complement spatial data of Airbnb offers in Brno collected according to Tom Slee methodology. Finally, semi-structured interviews with Airbnb hosts from Brno present diverse forms of hosting and allow discussion on the impact Airbnb has on their lives, businesses, properties, neighbourhoods and, eventually, their town. At the same time, they provide a picture of visitors of Brno using Airbnb. The thesis results into a complex analysis which can provide a base for potential approach setting which can be reflected in management and development of the service in the Brno framework. The quantitative analyses revealed that Airbnb currently does not have major impact on the state of the destination in case of Brno. The interviews then found out that the impact the Airbnb has on the destination depends on the specific approaches of the hosts and it is not solely dependent on the type of the listing.
