Abstract:

Diplomová práce se zaměřuje na téma ceny na trhu nemovitostí. Výzkumný problém zkoumá vliv vybraných faktorů ovlivňujících cenu rezidenčních nemovitostí na katastrálním území Mladá Boleslav v letech 2020 až 2022 a predikuje jejich vývoj do budoucna. Jako proměnné byly vybrány tři aktuálně působící faktory: 1) faktor covidu 19, 2) faktor uprchlické krize spojené s válkou na Ukrajině, 3) faktor rozhodování České národní banky a ceny úvěrů. Cílem práce tedy je popsat vývoj jednotlivých zvolených faktorů a posoudit jejich význam. Diplomová práce je rozdělená na část teoretickou a část praktickou. V teoretické části jsou na základě rešerše odborné literatury prezentovány poznatky z oblasti bytové legislativy, trhu s nemovitostmi a obecné poznatky o zkoumaných faktorech ve vztahu k ceně na trhu nemovitostí. Praktická část s využitím analýzy veřejně dostupných zdrojů a pomocí dotazníkového šetření odpovídá na stanovené výzkumné otázky: Vo1 Ovlivnila pandemie Covidu 19 a příliv uprchlíků z Ukrajiny cenu bytů ve vybraném regionu? Vo2 Ovlivňuje rozhodnutí ČNB a aktuální ceny úvěrů cenu bytů ve vybraném regionu? Vo3 Je možné v následujícím období očekávat pokles cen bytů ve vybraném regionu? Závěr je vyhrazen souhrnu získaných poznatků.

Abstract:

The diploma thesis focuses on the topic of prices on the real estate market. The research problem examines the influence of selected factors influencing the price of residential real estate in the cadastral territory of Mladá Boleslav in the years 2020 to 2022 and predicts their future development. Three currently operating factors were selected as variables: 1) the covid 19 factor, 2) the refugee crisis factor associated with the war in Ukraine, 3) the decision-making factor of the Czech National Bank and loan prices. The goal of the thesis is to describe the development of individual selected factors and assess their significance. The diploma thesis is divided into a theoretical part and a practical part. In the theoretical part, knowledge from the area of housing legislation, the real estate market and general knowledge about the investigated factors in relation to the price on the real estate market are presented based on the research of professional literature. The practical part, using the analysis of publicly available sources and using a questionnaire survey, answers the set research questions: Vo1 Did the Covid 19 pandemic and the influx of refugees from Ukraine affect the price of apartments in the selected region? Vo2 Does the decision of the CNB and current loan prices affect the price of apartments in the selected region? Vo3 Is it possible to expect a decrease in apartment prices in the selected region in the following period? The conclusion is reserved for the summary of the knowledge gained.
