Options fo Finance the acquisition of real estate

Abstract:

The aim of bachelor work „Options to finance the acquisition of real estate“ is to characterise and to analyse currently available resources and sorts of building development in Slovakia. The theses divided into fourth main chapter. The first part is theoretical and it describes baselines and conditions of most often used recourses to financing of housing - real-estate credits, American mortgage, financial leasing, building loans, State funds for building development. The second part compares of conditions commercial banks for extend a mortgage loans before beginning of economic depression and after to nowadays. In the third part describes step by step of credit process to extend a loans secured by lien on real estate. In the fourth part which is applied, it analyses of conditions particular credit products and other ways financial support of the housing in commercial banks, building savings banks and state support.

Abstract:

Cieľom bakalárskej práce „Možnosti financovania nadobudnutia nehnuteľnosti“ je charakterizovať a analyzovať všetky dostupné prostriedky a formy rozvoja bývania na Slovensku. Práca je rozdelená do štyroch kapitol. Prvá kapitola je teoretická a zaoberá sa základnou charakteristikou a podmienkami najčastejšie využívaných foriem financovania bývania ako sú hypotekárne úvery, americké hypotéky, leasing nehnuteľností, stavebné úvery a Štátny fond rozvoja bývania. Druhá kapitola porovnáva podmienky komerčných bánk pre poskytovanie úverov na bývanie pred vznikom hospodárskej krízy a po nej až do súčasnosti. V tretej kapitole je popísaný postup bánk pri poskytovaní úverov zabezpečených nehnuteľnosťou. Vo štvrtej kapitole, ktorá je praktická sú analyzované podmienky jednotlivých úverových produktov komerčných bánk a ďalších zdrojov financovania bývania v stavebných sporiteľňach a podporou štátu.
