Trh s nemovitostmi v ČR a jeho vazba na vybrané makroekonomické ukazatele

Abstract:

V dnešní turbulentní době může být obtížné se na realitním trhu v České republice zorientovat. Co tento trh ovlivňuje? Je vysoká inflace spojená s růstem cen nemovitostí? Hrají rekordně nízké sazby úrokových sazeb hypoték na trhu roli, či nikoliv? Spousta domácností se zabývá otázkou pořízení, či stavby vlastní nemovitosti a možná si nejsou jisti, zda je dnes ta správná doba. Překládaná práce se zabývá výzkumem vzájemných vazeb makroekonomických ukazatelů a faktorů popisující situaci na nemovitostním trhu. Vstupní data jsou podrobena regresní analýze, díky které jsou analyzovány vzájemné vazby a na základě stejné analýzy je poté provedena predikce, jak může situace na trhu vypadat v roce 2027. Cílem práce je základní popis vývoje na trhu nemovitostí v ČR a následná analýza vazeb mezi proměnnými, tj. jak se jednotlivé ukazatele a faktory vzájemně ovlivňují. V práci bylo zjištěno, že trh nemovitostí je přímo spojen s úrokovými sazby nabízených hypoték a současné ceny na trhu nejsou na své optimální „férové“ hodnotě. Vzhledem k tomu, že v roce 2022 existuje velké množství neznámých externích faktorů – válka na Ukrajině, Covid-19 pandemie, by bylo záhodno pro potvrzení závěrů a ověření správnosti predikce podobnou práci zopakovat, až bude utlumen vliv těchto externích faktorů.

Abstract:

In these times, there are many difficulties that cause hard orientation in real estate markets in the Czech Republic. How does this affect this market? Is inflation related to real estate price rises? Do low-interest housing loans play a role or not? Many households are concerned with buying or constructing of their property and may not be sure if nowadays is the right time. This theses focuseson the study of the relations between macroeconomic indicators and factors describing the situation in the real estate market. Regression analysis is used to analyze the factors, and based on the analysis the prediction, of what the market situation may look like in 2027, is made. The aim of the work is a description of how individual indicators and factors interact between each other. It was found that the real estate market is directly linked to interest rates on mortgages and current market prices are not at their optimal "fair" value. Given that there are a large number of unknown external factors in 2022 - the war in Ukraine, and the Covid-19 pandemic, it would be useful to redo a similar work to confirm the conclusions and verify the accuracy of the prediction when there are no external influences to such an extend anymore.
