Abstract:

Hypoteční zástavní listy a hypoteční úvěry jsou v současné době velice sledovaným tématem ve finanční oblasti. Tuto popularitu způsobila americká hypoteční krize. Hypoteční úvěry jsou využívány jako finanční produkty, které řeší problematiku bydlení. Cílem diplomové práce je charakteristika hypotečního úvěru jako finančního produktu a vysvětlení spojitosti mezi hypotečními zástavními listy a hypotečními úvěry. Dále se pokusím odpovědět na otázku, zda hypoteční bankovnictví bude i nadále jedničkou ve způsobu financování bydlení a zda finanční krize způsobí rozsáhlé změny v hypotečním bankovnictví v České republice. Teoreticko-metodolická část diplomové práce se zabývá charakteristikou hypotečního bankovnictví a hypotečních zástavních listů. Aplikační část diplomové práce se zabývá zejména kvantitativní a kvalitativní analýzou hypotečního trhu, vyřízením a poskytnutím hypotečního úvěru a výběrem nejlepší banky dle stanovených kriterií.

Abstract:

Mortgage bonds and mortgaged lines of credit are currently a very closely watched phenomenon in the financial sector. The attention they are receiving is due to the mortgage crisis in the United States. Mortgage lines of credit are used as financial products to solve problems related to housing. This diploma work focuses on the characteristics of a mortgage line of credit as a financial product and seeks to explain the relation between mortgage bonds and mortgage lines of credit. I will also attempt to explain whether mortgage banking will continue to be the primary method of financing housing and whether the financial crisis will fundamentally change the mortgage banking industry in the Czech Republic. The theoretical and methodological part of the diploma work deals with the characteristics of mortgage banking and mortgage bonds. The application part of the diploma work includes a quantitative and qualitative analysis of the mortgage market, handling and providing of mortgage lines of credit and selection of the best bank based on defined criteria.
