Evaluation of the enterprise calculated by using free cash flow method

Abstract:

Jádrem této práce je ocenění společnosti AHOLD Czech Republic, a.s. metodou volných peněžních toků pro vlastníky a věřitele. První část této práce poskytuje chronologicky uspořádané teoretické informace potřebné pro správný postup při oceňování podniku. Teoretická část je rozdělena do kapitol. Tyto kapitoly jsou tvořeny úvodem do ocenění podniku, strategickou analýzou, finanční analýzou, stanovením generátorů hodnoty, finančním plánem, a metodami oceňování. Aplikační část slouží k převedení nabytých teoretických znalostí na konkrétní situaci. Zde jsou nejprve využity veřejně dostupné údaje pro výpočet ukazatelů finanční analýzy. V další kapitole je provedena SWOT analýza, vymezení konkurence a rozbor makroekonomických ukazatelů. Práce pokračuje výpočtem generátorů hodnoty a sestavením finančního plánu. Závěrečnou část tvoří vymezení volných peněžních toků a samotné ocenění společnosti metodou DFC entity a metodou založenou na EVA.

Abstract:

The main purpose of this work is the evaluation of a joint stock company AHOLD Czech Republic. This analysis is performed by using so-called free cash flows to the firm method. The first part of this work includes theoretical information in chronological order. This information is crucial for a proper evaluation process. A theoretical part is divided into chapters. These chapters include introduction to evaluation, strategic analysis, financial analysis, determining of the value contributors, financial plan and evaluation methods. A practical part enables theoretical information to be applied in the specific situation (practical skills). First, publicly available records are used for financial analysis calculations. Next, SWOT analysis is conducted, competition is defined and macroeconomic analysis is completed. The work proceeds by calculations of the value contributors and financial plan compiling. Final part consists of free cash flow calculations and real evaluation based on discounted cash flows method and economic value added method.
