The significance of the selected factors influencing an interest in mortgages in households of Ústí region

Abstract:

Cílem bakalářské práce je vyhodnotit význam vybraných faktorů u domácností v Ústeckém regionu, které ovlivňují jejich zájem o hypoteční úvěry. Zkoumanými faktory jsou komplikovanost procesu sjednání hypotéky, ceny nemovitostí, ceny nájmů, výše úrokových sazeb, negativní postoj k zadlužení a významná změna v rodině. V úvodní části práce jsou definovány nutné teoretické pojmy a charakterizovány jednotlivé faktory a jejich očekávaný vliv na objem hypotečních úvěrů. Výzkumná část je založena na analýze dat získaných pomocí dotazníkového šetření. Výběrový soubor byl vytvořen na základě kvótního výběru dle struktury typů domácností v ČR dle ČSÚ. Data byla setříděna a statisticky zpracována. Hypotézy, stanovené na základě výzkumné otázky, byly ověřeny pomocí parametrických a neparametrických testů. Z výsledků vyplývá, že jednotlivé faktory mají rozdílný dopad na zájem domácností o hypotéky. Nejvýznamněji je vnímána výše úrokové míry a negativní postoj k zadlužení. Výsledky budou moci využít poskytovatelé hypotečních úvěrů k vytvoření vhodné strategie oslovení potenciálních skupin zákazníků.

Abstract:

The aim of this thesis is to evaluate the significance of selected factors in households in the Usti region, which influence interest of these households in mortgage loans. The examined factors are a complexity of the process of negotiating a mortgage, property prices, rental prices, interest rates, a negative attitude to debt and a significant change in the family. In the introductory part of the thesis the necessary theoretical concepts and specific factors are characterized as well as their expected impact on the volume of mortgage loans are defined. The research part is based on an analysis of data obtained by the questionnaire survey. The sample was formed on the basis of quota selection according to the structure of household types in the Czech Republic by CZSO. Data were sorted and statistically processed. The hypotheses based on the research question were verified using parametric and nonparametric tests. The results show that individual factors have a different impact on households' interest in mortgages. The most significant is the interest rate and the negative attitude towards debt. Mortgage lender might use the results to create an appropriate strategy to reach potential customer groups.
