The Comparison and the analysis of direct and indirect methods of investing on real estate market in Prague.

Abstract:

Diplomové práce se zabývá analýzou investičních příležitostí na pražském realitním trhu se zaměřením na výnos z nájmu za poslední tři roky. První část práce se věnuje definici základních pojmů nutných pro pochopení předmětu práce. Součástí je i krátké pojednání o daních a faktorech ovlivňujících hodnotu nemovitosti. Praktická část analyzuje rezidenční nemovitosti. Průřezové analýzy zkoumají vliv typu vlastnictví, druhu nemovitosti, stavu nemovitosti, lokality a bytové dispozice na cenu nemovitosti. V závěru praktické části jsou výsledky dílčích analýz cen a nájmu agregovány do tabulky výnosu z přímé metody a porovnány s ostatními investičními instrumenty. Hlavním cílem práce je komparace přímé a nepřímé metody investování do realit, která je doplněna dalšími signifikantními produkty kapitálového trhu.

Abstract:

The thesis deals with the analysis of investment opportunities on the Prague real estate market with a focus on income from rent for the last three years. The first part deals with the basic terms that are necessary for understanding the issue. It also includes brief information about taxes and factors that affect the value of the property. The practical part analyzes residential real estate market. The cross-sectional analyses examine the impact of the ownership, type of property, state of property, location and disposition of the property and its influence on the price and the rent. In the end of the practical part are these results from the partial analyses aggregated to the final table. In the final table there is the yield of direct method compared with other investment instruments. The main goal of this work is to compare direct and indirect methods of investing on real estate market, along with the other significant capital market products.
