Abstract:

V mé diplomové práci rozebírám a vysvětluji oceňování nemovitostí na bázi výnosové metody. Nalezneme v ní jak teoretickou, tak praktickou část. Úvodní část popisuje pojmy, které jsou velmi důležité pro pochopení dané problematiky. Zbytek práce se pohybuje na misce vah výnosové metody a to mezi tržním a administrativním oceněním, neboli oceněním dle zákona č. 151/1997 Sb., v platném znění. V poslední kapitole poukazuji na výhody a nevýhody obou dvou variant oceňování výnosovým způsobem. Celá diplomová práce je proložena praktickými příklady a je doplněna i o kompletní příklad na výpočet výnosové metody komplexu nemovitostí v městě Jihlava.

Abstract:

The purpose of my final thesis is to explain the appraisal of real estate on the basis of the theoretical concept of the yeld method and its understanding. The whole thesis consists of the theoretical and the practical part. The introduction gives the interpretation of the basic terms, which are specific for this field of business. The rest of the thesis is balancing on the imaginary scale between the yeld method and the fair market value and the administrative price, according to the valid legislature regarding the real estate price, especially with respect to Act No. 151/1997 Coll., in actual wording. In the last chapter of my thesis I am trying to point out the advantages and disadvantages of both options of appraisal methods. The whole thesis is including number of practical examples and one complex example of calculation of price of the multifunctional building complex in Jihlava using the yeld method.
