Abstract:

Diplomová práce analyzuje vliv makroobezřetnostní politiky na vývoj cen nemovitostí a také na vývoj finanční stability v české ekonomice v letech 2005 až 2021. Makroobezřetnostní politika se začala formovat po světové finanční krizi, která vedla k ekonomické krizi a odhalila význam stability finančního sektoru pro reálnou ekonomiku. Cílem diplomové práce je ověřit hypotézu, že zavedení makroobezřetnostní politiky příznivě ovlivnilo vývoj finanční stability, a zodpovědět výzkumnou otázku, zdali makroobezřetnostní politika měla vliv i na ceny nemovitostí, či tyto ceny ovlivnily spíše jiné faktory. V diplomové práci jsou použity metody literární rešerše, analýza dat a korelační analýza. V neposlední řadě práce využívá metodu dotazníkového šetření, které má za cíl zjistit, jaký je pohled respondentů na dostupnost vlastnického bydlení a jak dotázaní vnímají faktory, které dostupnost nemovitostí ovlivňují. Práce verifikuje hypotézu, že makroobezřetnostní politika měla pozitivní vliv na vývoj finanční stability. Na výzkumnou otázku práce odpovídá, že zavedení makroobezřetnostní politiky ovlivnilo vývoj cen nemovitostí pouze částečně. Ceny nemovitostí ovlivnily pouze některé nástroje makroobezřetnostní politiky, a to za souběžného působení nástrojů měnové politiky. V neposlední řadě práce určila ostatní faktory, které měly vliv na vývoj cen nemovitostí, a to na poptávkové i nabídkové straně nemovitostního trhu. Výsledkem dotazníkového šetření je částečné potvrzení výsledků analytické části diplomové práce a závěr, že respondenti vnímají vlastnické bydlení v České republice jako nedostupné.

Abstract:

The diploma thesis analyzes the influence of macroprudential policy on the development of real estate prices and also on the development of financial stability in the Czech economy between 2005 and 2021. Macroprudential policy began to take shape after the global financial crisis, which led to an economic crisis and revealed the importance of the stability of the financial sector for the real economy. The aim of the thesis is to verify the hypothesis that the introduction of macroprudential policy had a positive effect on the development of financial stability, and to answer the research question whether macroprudential policy also had an effect on real estate prices, or whether these prices were influenced by other factors. The methods of literary research, data analysis and correlation analysis are used in the thesis. Last but not least, the work uses the questionnaire survey method, which aims to find out what the respondents' view is on the availability of owner-occupied housing and how the interviewees perceive the factors that affect the availability of real estate. The thesis verifies the hypothesis that macroprudential policy had a positive effect on the development of financial stability. The answer to the research question of the thesis is that the introduction of macroprudential policy influenced the development of real estate prices only partially. Real estate prices were affected only by some instruments of macroprudential policy, with the simultaneous effect of monetary policy instruments. Last but not least, the thesis determined the other factors that had an influence on the development of real estate prices, both on the demand and supply side of the real estate market. The result of the questionnaire survey is a partial confirmation of the results of the analytical part of the diploma thesis and the conclusion that the respondents perceive owner-occupied housing in the Czech Republic as unaffordable.
