Factors of Changes in Real Estate Prices in the Czech Republic between 2000 and 2020

Abstract:

Tato diplomová práce zkoumá vztah mezi poptávkovými a nabídkovými faktory a cenou nemovitostí v České republice. K tomu využívá čtvrtletní data od začátku roku 2000 do konce roku 2020. Cílem práce je teoretická a empirická analýza poptávkových a nabídkových faktorů na trhu s bydlením. Stanovená hypotéza tvrdí, že na ceny nemovitostí v uplynulých letech působily pouze poptávkové faktory, zatímco vliv nabídkových faktorů byl zanedbatelný. Tato hypotéza je zkoumána pomocí grafické analýzy a následně ekonometricky na třech modelech skrze metodu nejmenších čtverců. Na základě výsledků byla původní hypotéza zamítnuta a nelze tak vyloučit vliv nabídkových faktorů. Cena nemovitostí byla v minulosti ovlivňována např. růstem příjmů, vývojem nezaměstnanosti, spekulativní poptávkou, vývojem cenové hladiny, ale i vývojem cen materiálů ve stavebnictví. Výsledky se z velké části shodují se studiemi z Čech i ze zahraničí.

Abstract:

This thesis examines the relationship between demand and supply factors and the price of real estate in the Czech Republic, using quarterly data from the beginning of 2000 to the end of 2020. The aim of the thesis is a theoretical and empirical analysis of demand and supply factors in the housing market. The established hypothesis claims that only demand factors have influenced house prices in recent years, while the influence of supply factors has been negligible. This hypothesis is tested by means of graphical analysis and then econometrically on three models through the method of least squares. Based on the results, the original hypothesis was rejected, and the influence of supply factors cannot be ruled out. In the past, the price of real estate has been influenced by such factors as income growth, unemployment, speculative demand, price level development, as well as material prices in the construction industry. The results are largely consistent with studies from the Czech Republic and abroad.
