Real property's financing through mortgage

Abstract:

Cílem mé diplomové práce je prostudovat a demonstrovat, jak mohou klienti bank prostřednictvím vhodné volby hypotéky příznivě ovlivnit čistou současnou hod¬notu investice do nemovitosti tak, aby pro ně tato investice byla z finančního hlediska výhodná, i když jsou limitováni svojí finanční a sociální situací. Diplomová práce se skládá ze dvou částí, z části teoretické a z části praktické. V teoretické části se pojednává o historii hypotečních úvěrů v ČR, dále o tom, co jsou to hypoteční úvěry a jaké jsou jejich druhy. V této kapitole jsou definovány předpoklady, které musí žadatel o úvěr splnit a doložit, aby mu banka úvěr poskytla a krátce popíšu instrumenty, které lze použít na splácení hypotéky. Praktická část se skládá z případové studie, v které je představena rodina Nová¬kových, která má zájem financovat stavbu vlastního rodinného domu. Na této rodině potom demonstruji tři varianty hypotečního financování, které pro rodinu přicházejí v úvahu a na základě předem zvolených kritérií posuzuji, která z variant je pro rodinu vhodnější.

Abstract:

My graduation thesis is focused on studying and demonstrating of how clients of banks can, through appropriate choice of mortgage, positively influence net present value of the investment in real property, so that such an investment would become prof¬itable despite their financial limits and social situation. My thesis includes two parts, a theoretical part and an application one. The theoretical part presents the history of mortgages in the Czech Republic, then it deals with what the mortgages and their variations are. In this chapter, presumptions are defined, the applicant for mortgage has to complete and evidence and I shortly de¬scribe instruments suitable for paying back the mortgage. Application part includes a case study, where family Novák is presented, which intends to finance construction of its own house. Through this family, I would like to demonstrate step by step three forms of financing the mortgages, which are worth considering for the family and according to the predefined criteria I judge, which alternative is better.
