The Impact of Airbnb Service on Home Prices in Prague between 2015-2017 and the Regulation Necessity of Shared Accommodation

Abstract:

Tato bakalářská práce zkoumá nový fenomén sdílené ekonomiky, konkrétně službu Airbnb, která se zaměřuje na poskytování sdíleného ubytování. Cílem práce je analyzovat vliv služby Airbnb na ceny bytů v Praze mezi lety 2015-2017. Dále se práce věnuje posouzení nutnosti regulace sdíleného ubytování a snaží se na základě zjištěných výsledků a případových studií zahraničních měst poskytnout doporučení, jakým směrem by se měla případná regulace Airbnb v České republice ubírat. Nabídka sdíleného ubytování v Praze je analyzována z pohledu ceny pronájmu, počtu pronajatých nemovitostí, jejich obsazenosti a také na základě příjmů hostitelů z pronájmu. Kromě toho je zkoumána nabídka hostitelů s více nabídkami. Z výsledků analýzy vyplývá, že ceny bytů jsou ovlivněny zvýšenou poptávkou po nemovitostech vhodných pronájmu na Airbnb, jehož nabídka se v posledních letech rozrůstá významným tempem. Dále je zjištěn výrazný faktor působící na ceny bytů v Praze, kterým jsou hostitelé s více nabídkami. Hlavní přínos spatřuji v analyzování této nové a dosud neprobádané problematiky, což přineslo zajímavé poznatky, které mohou sloužit jako podklad pro budoucí výzkumy.

Abstract:

This bachelor thesis analyses sharing economy, new world phenomenon, specifically the Airbnb service, which provides short-term rentals ranging from shared accommodations to rental of entire homes. The main aim of the thesis is to analyse the impact of Airbnb service on home prices in Prague between years 2015-2017. The thesis also discusses whether the situation on Airbnb market requires a regulation and provides recommendations of the possible regulation in the Czech Republic based on the results of analyses and case studies in foreign cities. The market of short-term rentals in Prague is analysed from the perspective of the rental rate, the numbers of leased properties, their occupancy and the host’s revenues from the rental. In addition, a multiple listings hosts’ supply has also been considered. The results of the analysis show that home prices are affected by increasing supply and demand of rentals on Airbnb, whose supply has grown significantly in recent years. Furthermore, it was found out that multiple listings hosts are a major factor influencing home prices in Prague. I see the main contribution of this thesis in analysis of this new and unexplored issue, which has brought interesting insights that can be used as a basis for future research.
