ANALYSIS OF THE BENEFITS OF PARTICIPATION IN THE III. PENSION PILLAR IN COMPARISON WITH INVESTMENT IN REAL ESTATE IN THE CZECH REPUBLIC IN 2000 - 2020

Abstract:

Diplomová práce analyzuje dvě strategie zajištění důchodu modelového subjektu mezi lety 2000 až 2020. První strategie je spoření v penzijním fondu a druhou strategií je investice do rezidentní nemovitosti financovaná hypotečním úvěrem s ambicí následného pronájmu nemovitosti. Hlavním cílem je zjistit, která ze strategií přinese modelovému subjektu vyšší míru zabezpečení důchodu v případě, že pro obě strategie použije stejné množství vlastních finačních prostředků. Jsou vytvořeny tři scénáře výběru penzijního fondu na základě kumulovaného zhodnocení a tři scénáře inkasovaného nájemného z nemovitosti ve sledovaném obodbí. Z výsledku analýzy vyplývá, že strategie inevstice do nemovitosti dokáže modelovému subjektu vygenerovat větší množství prostředků ve všech scénářích kromě scénáře, ve kterém subjekt nebude nemovitost pronajímat.

Abstract:

The thesis analyses two strategies for securing the retirement of a model subject between the years 2000 and 2020. The first strategy is saving in a pension fund and the second strategy is investment in a residential property financed by a mortgage loan with the ambition of subsequently renting out the property. The main objective is to determine which strategy would give the model subject a higher level of retirement security if the same amount of own financial resources is used for both strategies. Three scenarios of pension fund selection based on cumulative appreciation and three scenarios of rent collected from the property in the period 2000 to 2020 are created. The result of the analysis showed that the strategy of investing in the property can generate more funds for the model subject in all scenarios except the scenario in which the entity will not lease the property.
