Modern Application of the Income Method

Abstract:

Main purpose of the thesis is to explain the income method of evaluation and to analyze it in detail since it is one of the methods most frequently used for market valuation of the commercially used real estate. The topic has been selected with respect to the practical experience in evaluation using this method and its relation to the actually achieved market prices of real estate. It is obvious that only appropriate analysis of the market situation can result in an objective outcome of the income value. Only then the income method is able to reflect the real market value. The income method approach is based on market relations and assesses the real estate profitability with regard to its location and economic function. The thesis contains three main parts. The theoretical part defines first all terms related to the income method. It also explains the method principles pointing out the need of a good quality input. Then it compares the approach to the evaluation in relation to its purpose from the point of view of economic behavior that has an impact on setting of the final market value of the real estate. And at the end, the described principles are presented on an example of application of its most common form, which is based on actual market data. The next part describes how to apply other market valuation methods that have been used in both presented valuation examples, the family house and the multipurpose building. The last analytical part focuses on the real estate market analysis in the regions of Kolín and Nymburk, and includes also a price map proposal.
