Abstract:

Tato diplomová práce se zabývá návrhem a analýzou projektu studentského bydlení v Brně. Cílem práce je poskytnout podrobný podnikatelský plán pro pořízení a provoz ubytovacího zařízení, které by řešilo rostoucí potřebu kvalitního a dostupného bydlení pro studenty a zároveň bylo užitečným investičním instrumentem pro zhodnocení finančních prostředků předkladatele. Projekt kombinuje teoretické poznatky z oblastí managementu, marketingu a financí s praktickým výzkumem trhu, poptávky a konkurence. V práci jsou identifikovány klíčové faktory úspěchu, cenové strategie a marketingové a obchodní aktivity. Dále se práce věnuje potenciálním rizikům a navrhuje strategie pro jejich mitigaci. Finanční plán zdůrazňuje ekonomickou životaschopnost projektu s predikcí návratnosti investice a cash flow. Závěr práce potvrzuje, že při správné implementaci a řízení může projekt studentského bydlení v Brně přinést významné ekonomické i sociální přínosy. Zároveň může sloužit jako model pro podobné projekty v jiných univerzitních městech.

Abstract:

This master's thesis addresses the design and analysis of a student housing project in Brno. The aim of the thesis is to provide a detailed business plan for the acquisition and operation of an accommodation facility that would address the growing need for quality and affordable housing for students, while also serving as a useful investment tool for the appreciation of the submitter's financial resources. The project combines theoretical knowledge from the fields of management, marketing, and finance with practical market research, demand, and competition. The thesis identifies key success factors, pricing strategies, and marketing and business activities. It also addresses potential risks and proposes strategies for their mitigation. The financial plan emphasizes the economic viability of the project with a prediction of investment return and cash flow. The conclusion of the thesis confirms that with proper implementation and management, the student housing project in Brno can bring significant economic and social benefits. It can also serve as a model for similar projects in other university cities.
