Vývoj nemovitostního trhu v ČR a jeho vazba na vybrané makroekonomické ukazatele

Abstract:

Tato práce zkoumá možný vztah mezi cenami nemovitostí na českém trhu a 11 vybranými makroekonomickými ukazateli. Pro dosažení tohoto cíle byla využita veřejně dostupná data z ČSÚ, ČNB a MMR. V rámci výzkumu byly vybrány ukazatele vyjádřené v ročních úhrnech, které byly považovány za vysvětlující proměnné. Jako reprezentativní časová řada, znázorňující vývoj cen nemovitostí, byly zvoleny nabídkové ceny bytů vyjádřené formou bazických indexů (kde 2010 = 100). Data byla následně sjednocena, analyzována a podrobena regresním analýzám v programu Microsoft Excel. Výsledky ukazují, že největší vliv na vývoj cen nemovitostí má vývoj nominálního HDP, reálného HDP a obecné míry nezaměstnanosti. Zároveň existuje podezření, že na cenotvorbě může částečně participovat i stavební průmysl, zejména ukazatele stavební zakázky a stavební práce. U těchto proměnných byly zaznamenány středně silné až silné korelace, avšak pouze u neočištěných dat. Tato skutečnost zdůrazňuje nutnost dalšího výzkumu v této oblasti. Naopak ukazuje, že hypoteční trh a míra inflace pravděpodobně nemají vliv na ceny nemovitostí, nebo to aspoň nelze jednoznačně prokázat v rámci této studie. Hlavními omezeními výzkumu se jeví faktory, jako je omezený počet vstupních dat, nedostatečné očištění dat, nerozlišení mezi různými typy nemovitostí a omezená zkušenost analytika. Tyto aspekty by měly být brány v úvahu při interpretaci výsledků a naznačují potřebu dalšího pokročilého výzkumu v této oblasti.

Abstract:

This paper examines the possible relationship between real estate prices on the Czech market and 11 selected macroeconomic indicators. To achieve this objective, publicly available data from the Czech Statistical Office, the CNB and the Ministry of Finance were used. Within the framework of the research, indicators expressed in annual aggregates were selected and considered as explanatory variables. The representative time series used to illustrate the development of real estate prices was the supply prices of flats expressed in the form of base indices (where 2010 = 100). The data were then aggregated, analysed and subjected to regression analyses in Microsoft Excel. The results show that nominal GDP, real GDP and the general unemployment rate have the greatest impact on house price developments. At the same time, it is suspected that the construction industry, in particular the indicators of construction contracts and construction work, may be partly involved in price formation. Moderate to strong correlations have been observed for these variables, but only for unadjusted data. This highlights the need for further research in this area. Conversely, it shows that the mortgage market and inflation rates are unlikely to have an impact on house prices, or at least this cannot be clearly demonstrated in the context of this study. The main limitations of the research appear to be factors such as the limited number of data inputs, the lack of data cleaning, the lack of differentiation between different property types and the limited experience of the analyst. These aspects should be considered when interpreting the results and suggest the need for further advanced research in this area.
