Abstract:

Hlavním tématem, kterým se zabývá bakalářské práce, je deskripce možných zdrojů financování developerských projektů v České republice s ukázkou na vybraném příkladu. Část literární rešerše se zabývá problematikou financování developerských projektů, aktuálními poznatky k dané problematice a také se zabývá problematikou souvisejících témat, jako je současná situace na trhu hypotečních úvěrů, která úzce souvisí s modelováním ceny nemovitosti a konkurenceschopnost developerského projektu na trhu s nemovitostmi. Praktická část bakalářské práce se věnuje zodpovězení výzkumných otázek, které byly definovány. V praktické části jsou popsány a analyticky vyhodnoceny dva developerské projekty. V závěru práce jsou vyhodnoceny výsledky praktické části bakalářské práce. Analýza dvou developerských projektů je prováděna s využitím rentability nákladů, výnosu, vlastního kapitálu, investorského kapitálu a vážených průměrů nákladů kapitálu. Porovnání financování se v práci provádí na čtyři poměrové varianty financování. Zjištění bakalářské práce se odvíjí od porovnání jednotlivých analytických metod ke každé variantě kapitálového financování. Zjištění bakalářské práce je, že pokud by se neměnily podmínky pro čerpání bankovních zdrojů na developerský projekt, je nejvhodnější financování developerských projektů s co možná nejvyšším podílem cizích (bankovních) zdrojů. Pro další výzkum je zapotřebí určit, zda stresstesting poskytovatele investičních cizích zdrojů má vliv na poměrovou výši poskytnutého úvěru. Druhé zjištění bakalářské práce je, že druhý developerský projekt je dle použitých ukazatelů rentabilnější ve všech aspektech kromě efektivnosti celkového kapitálu.

Abstract:

The main subject of the bachelor's thesis is the description of possible sources of financing development projects in Czechia with a selected example. Part of the literature search deals with the issue of financing development projects, current findings on the issue and also deals with the issue of related topics, such as the current situation on the mortgage loan market, which is closely related to real estate price modeling and the competitiveness of the development project on the real estate market. The practical part of the bachelor thesis is dedicated to answering the research questions that have been defined. In the practical part, two development projects are described and analytically evaluated. At the end of the thesis, the results of the practical part of the bachelor thesis are evaluated. The analysis of two development projects is carried out using profitability of costs, revenue, equity, investment capital and weighted average cost of capital. The comparison of financing is carried out in the work on four proportional variants of financing. The findings of the bachelor's thesis are based on the comparison of individual analytical methods for each variant of capital financing. The finding of the bachelor's thesis is that if the conditions for drawing bank resources for a development project would not change, then the most suitable financing of development projects is with the highest possible share of external (banking) resources. For further research, it is necessary to determine whether the stress testing of the provider of foreign investment resources has an effect on the relative amount of the loan provided. The second finding of the bachelor's thesis is that the second development project is more profitable according to the indicators used in all aspects, except for the efficiency of the total capital.
