Consumer protection as a client of bank

Abstract:

Tato bakalářská práce se zabývá problematikou bankovních poplatků za hypotéční úvěry z hlediska výhodnosti či nevýhodnosti pro spotřebitele, tzn. klienta banky. Práce se snaží reflektovat rychlý vývoj, ke kterému v této oblasti dochází a to jak na straně postoje bank, stanovisek kompetentních autorit – zvláště pak finančního arbitra a rozhodování se samotných klientů. Pozornost je věnována možnému vyústění právních sporů a dopadů pro klienty. Různé právní názory na předmětné poplatky jsou zde uvedeny pro úplnost, bez hodnotících soudů. Těžiště práce spočívá ve zhodnocení variant možného vývoje na ekonomickou situaci klientů. To mají v závěru práce podpořit i výpočty různých variant v podobě simulace citlivosti změn úrokových sazeb a doby splácení hypotéčních úvěrů v číselném vyjádření.

Abstract:

This bachelor-degree thesis studies the area of bank fees for mortgage loans with respect to being advantageous or disadvantageous for the user, i.e., the client of the bank. The thesis endeavours to reflect the quick developments in this area regarding the positions of the banks and of the relevant authorities, in particular the Financial Arbiter, and the decisions made by clients. Attention is given to possible outcomes of lawsuits and their impacts on the clients. For the sake of completeness, different legal views are presented without evaluations of their relevance. The thesis mainly focuses on variants of possible evolution and its influence on the clients' financial standing; this goal is also supported by calculations of selected variants, namely, numerical results for simulations of sensitivity to changes in interest rates and the mortgage maturity periods.
