Reality estimation in the property of town Vyškov by the current price

Abstract:

V diplomové práci se zabývám problematikou oceňování cenou obvyklou v návaznosti na zákon o obcích a jeho využití při zpracování znaleckých posudků nemovitého majetku pro Městský úřad Vyškov. V první kapitole popisuji postup převodu nemovitého majetku, vyhlášení a zveřejnění záměru. V druhé kapitole je objasněn pojem obvyklá cena nemovitostí, její historie a vlivy působící na cenu. Ve třetí kapitole uvádím metody vedoucí ke zjištění obvyklé ceny: nákladová, výnosová, porovnávací, střední hodnoty, váženého průměru, zbytku a administrativní oceňování nemovitostí. Ve čtvrté kapitole je provedena analýza jednotlivých metod při stanovení obvyklé ceny nemovitostí pro Městský úřad Vyškov. V závěru diplomové práce na obrázku základního oceňovacího modelu názorně ukazuji hlavní směry hledání tržní hodnoty. Při stanovení obvyklé ceny doporučuji znalcům zajímat se neustáleo vývoj cen nemovitostí v oblasti své působnosti. Přílohou diplomové práce je stanovení obvyklé ceny provozního areálu bývalé odchovny ve Vyškově.

Abstract:

In my thesis I consider the problems of valuation of property by the common price in connection with the municipal law and its utilization in processing of the expert evidence of the real estate for the Local authority in Vyškov. In the first chapter I describe the procedure of conversion of the real estate, enouncement and publishing the intent. In the second chapter the conceptions of the common price of the real estate, the history of the price and the impact on the price are explained.In the third chapter I feature the methods leading to determination the common price: cost price, yield, comparative, average value, weighted average price, remain price and administrative and valuation of the real estate. In the fourth chapter the analysis of the valuation methods in determination of the common price of the real estate is accomplished for the Local authority in Vyškov.At the conclusion of my thesis there is a picture of the basic valuation model where I demonstrate the main directions of search for the market value. When fixing the common price I recommend the experts to be permanently interested in progress of the price of the real estate in the sphere of their action. The fixing the common price of the operative area of the former rearing house in Vyškov is the attachment of my thesis.
