Abstract:

Úvěry na komerční nemovitosti (CREL) představují významnou sub-divizi „Private Debt“ (investice do korporátních dluhopisů neregistrovaných pro obchodování na kapitálových trzích), která tvoří podstatnou část celkového investičního portfolia německých pojišťoven. Kapitálové investice pojišťoven do CREL přispívají k ekonomice dvojím způsobem. Zaprvé, držitelé pojištění a oprávněné osoby využívají výnosů generovaných CREL. Zadruhé, pojišťovny, stejně jako banky, fungují jako finanční zprostředkovatelé a poskytují ekonomice finanční prostředky, převážně investorům do nemovitostí. Komplexní motivy německých pojišťoven k zapojení do vysoko-objemové třídy aktiv CREL však nejsou podle poznatků autora dosud prozkoumány. Tato disertační práce tuto mezeru zaplňuje. Identifikuje a zkoumá klíčové investiční determinanty CREL německých pojišťoven, jejich priority a vzájemné vztahy. Jako doplňkový cíl tato studie zkoumá investiční chování německých životních a neživotních pojišťoven v oblasti hypoték. Empirická strategie je založena na využití smíšených metod a kombinuje kvalitativní a kvantitativní výzkum. Východiskem této práce je zkoumání CREL jako investičního segmentu. Tím se iniciuje nastavení univerzální kategorizace a klasifikace této třídy aktiv, ze které mohou vycházet kompetentní orgány dohledu a obecně realitní průmysl. Exkluzivní panel respondentů kvalitativního zkoumání zahrnoval investiční manažery evropských pojišťovacích skupin působících na německém trhu. Jejich předepsané hrubé pojistné (gross written premiums) přesáhlo 60 miliard eur. Účastníci poskytli významné poznatky o chování pojišťoven při poskytování úvěrů CREL. Odborníci potvrdili zjištěné determinanty investic CREL z přehledu literatury a přispěli dalšími determinanty. Kvalitativní obsahová analýza zahrnuje prioritizaci investičních determinantů CREL pojišťoven a nastiňuje jejich vzájemné propojení v rámci vnitřního a vnějšího investičního prostředí pojišťoven. Jedinečné interní a externí investiční determinanty identifikované v expertní studii byly využity v kvantitativním výzkumu, který vycházel z vícenásobných regresních modelů. Výsledky poukazují na některé pozoruhodné rozdíly v investičním chování německých životních a neživotních pojišťoven v oblasti hypoték. Je překvapivé, že neživotní pojišťovny mají tendenci snižovat svou hypoteční expozici, pokud riziko nelikvidity přesáhne danou hranici, a to navzdory pozitivnímu vztahu mezi jejich hypoteční expozicí a ziskovostí. Kontrola robustnosti odhalila, že po zavedení regulační směrnice Solvency II se akceptace rizika nelikvidity ze strany neživotních pojišťoven ztrojnásobila. Tento výsledek je neočekávaný, protože Solvency II usiluje o finanční stabilitu ekonomiky, a tudíž se staví proti systémovému riziku. Výsledky této disertační práce mohou vyvolat manažerské a regulační implikace. Externí a interní investiční manažeři pojišťoven se mohou odkazovat na tuto studii při svém záměru stanovit účinnou a efektivní investiční strategii CREL. Kromě toho mohou být výsledky zajímavé pro poskytovatele produktů CREL. Zjištění mohou být také zásadní pro úpravu Solvency II, která již probíhá.

Abstract:

Commercial real estate loans (CREL) represent an essential sub-division of Private Debt which stands for a notable fraction of the total investment portfolio of German insurance companies. Insurers’ capital investments in CREL contribute twofold to the economy. First, insurance holders and beneficiaries take advantage from returns generated by CREL. Second, insurance undertakings, like banks, function as financial intermediaries and provide financial means to the economy, predominantly to property investors. However, German insurers’ comprehensive motives to engage in the high-volume asset class CREL are still unexplored to this author’s knowledge. This dissertation thesis bridges this gap. It identifies and investigates key CREL investment determinants of German insurance undertakings, their prioritization and interrelations. As a supplemental goal, this study explores the mortgage investment behaviors of German life and non-life insurers. The empirical strategy is based on a mixed method approach and combines qualitative and quantitative research. The starting point of this work is the exploration of CREL as an investment segment. This initiates the composition of a universal categorization and classification of this asset class that supervisory authorities and the global real estate industry may revert to. The exclusive panel of interviewees of the qualitative examination included investment managers of European insurance groups active in the German market. Their gross written premiums exceeded €60 billion. The participants supplied distinct insights into the CREL lending behavior of insurance undertakings. The experts confirmed detected CREL investment determinants from literature review and contributed further determinants. The qualitative content analysis encompasses the prioritization of insurers’ CREL investment determinants and outlines how they are interlocked within insurers’ internal and external investment environment. Outstanding internal and external investment determinants identified in the expert study were employed in the quantitative research that drew upon multiple regression models. The results delineate some remarkable dissimilarities in the mortgage investment behaviors of German life and non-life insurance companies. Astonishingly, non-life insurers tend to reduce their mortgage exposure if the illiquidity risk exceeds a certain threshold, despite the positive association between their mortgage exposure and profitability. The robustness check uncovers that after the implementation of the regulatory regime Solvency II, non-life insurers’ acceptance of illiquidity risk tripled. This outcome is unexpected as Solvency II strives for the financial stability of an economy and consequently opposes systemic risk. The results of this dissertation thesis may trigger managerial and regulatory implications. External and internal investment managers of insurance companies may refer to this study in their aim to establish an effective and efficient CREL investment strategy. Additionally, the results may be of interest for CREL product providers and applied sciences. The discoveries might be essential for the modification of Solvency II which is already in progress.
