Comparison of Residential and Commercial Real Estate Financing on the Dynamically Developing Czech Market

Abstract:

Práce popisuje trh komerčních a residenčních nemovitostí v České republice, jeho členění na kancelářské budovy, logistická centra, nákupní centra a residenční nemovitosti, které jsou dále zařazeny do jednotlivých segmentů, a to nikoliv ve statické, ale dynamické podobě tak, jak se v posledních letech trh nemovitostí vyvíjel. Práce tedy zkoumá poptávku a nabídku na tomto trhu, a to především vývoj v posledních prudce se měnících letech. Hlouběji se zaobírá právní strukturou společnosti realizující komerční nebo residenční projekt, a to jak z pohledu právního, tak samotného praktického fungování společnosti, popisuje způsoby financování komerčních a residenčních nemovitostí a jejich vývoj. Jako nejběžnější způsob je uváděn hypoteční úvěr, neboť v jeho případě je financování založeno na zástavě financované nemovitosti, ale v dnešní době prudce se měnící nabídky a poptávky a obav ze strany bank, se setkáváme i s novými trendy, které jsou v práci popsány. Dále se práce zabývá postupem při financování komerčních a residenčních nemovitostí z pohledu banky a jeho vývojem v posledních letech, včetně jednotlivých částí schvalovacího procesu, počínaje prvotním setkáním s klientem a jeho žádostí o úvěr, následovaném analýzou projektu, přípravou indikativní nabídky a po jejím odsouhlasení klientem vypracování úvěrového návrhu. Součástí práce je konkrétní metodika tvorby úvěrového návrhu se všemi jeho požadovanými body, jako je analýza projektu, cash flow či bonita klienta. Na konkrétních případech je ukázáno, jak se posunuly podmínky financování za posledních pět let.

Abstract:

The Thesis is concerned with the Commercial Real Estate Market and the Residential Real Estate Market in the Czech Republic. It describes their division into four segments: office buildings, warehouses, retail and residential properties. The Residential properties and office buildings have their own segmentation which is mentioned there too. The Thesis analyzes the Development of the Market in Commercial and Residential properties, the wild movement of supply and demand on the market in the recession period. The Thesis also gives detailed description of a legal structure and standard operation of a Special Purpose Vehical Copany, that puts the real estate projects into practise. The Thesis describes the method of Commercial and Residential properties financing and their development. Mortgage is the most frequently used device, which is described in the Thesis as well. There are also other options which are used especially in the recession period. Furthermore the Thesis is concerned with the method of the Commercial and the Residential properties financing from the view of a Bank, with the specific parts of the approving process. Firstly meeting with a client, their request of the loan, analysis of the project, issuing of the Indicative offer, and the preparation of the Credit Application. The part of the Thesis is methodology of a Credit application with all necessary issues. The Analysis of the project, cash flow, financial situation of the client. Finally the Thesis provides information about how the approved Credit Application is put into practice, how the Loan and Security Documentation are issued and how client can draw the loan.
