Abstract:

Diplomová práce se zabývá možnostmi jak investovat do nemovitostí. Ze srovnání koupě nemovitosti pomocí hypotečního úvěru a úvěru ze stavebního spoření s celoživotním bydlením v pronajatém bytě. Je nejvýhodnější, podle mé komparace financování pomocí hypotečního úvěru. Za hypoteční úvěr zaplatíme za 25 let 6.727.800,- Kč při měsíčních splátkách 22.426,- Kč, což je o 3.227.800,- Kč více než je původní hodnota nemovitosti 3.500.000,- Kč. U úvěru ze stavebního spoření vychází měsíční splátka na 23.450,- Kč a konečná suma vychází na 7.548.771,90,- Kč, což je o 4.048.771,90,- Kč více oproti pořizovací hodnotě. U nájemního bytu při ročním nájemném 192.000,- Kč zaplatíme za 25 let 4.800.000,- Kč, ale byt nikdy nebudeme vlastnit na rozdíl od předchozích variant, kde nemovitost přechází do osobního vlastnictví. Pokud by jsme v nájemním bytě strávili celý život v dospělosti tj. v průměru 55 let za byt bychom zaplatili 10.560.000,- Kč a nikdy by jsme ho nevlastnili.

Abstract:

This thesis is concerned with possibilities of investing in real estates. When comparing purchase of the real estate financed by mortgage and by building saving loan with lifelong living in rented apartment; it was concluded that the best solution is financing by mortgage. For mortgage 6.727.88,- Kč will be paid in 25 years with monthly payment 22.426,- Kč which is 3.22.800,- Kč more then the original value of the real estate(3.500.000,- Kč). With the building saving loan the monthly payment is 23.450,- Kč and the final rice is 7.548.771,- Kč, which is 4.048.771 more then the original value. For rented apartment 4.800.000,- Kč will be paid in 25 years with annual rental 192.000,- Kč and with the difference that the apartment will never be owned by the tenant. In case of lifelong living in the apartment, which is on the average 55 years, the tenant would pay 10.560.000,- Kč without ever owning the apartment.
