Abstract:

Tato diplomová práce je zaměřena na téma ocenění konkrétního podniku v odvětví stavebnictví. Jako součást procesu ocenění posuzovaného podniku byla provedena strategická analýza a finanční analýza podniku. Pro ocenění podniku X a. s. byl vybrán postup na základě analýzy výnosů, v rámci něhož byla aplikována metoda diskontovaného cash flow ve variantě equity. V souvislosti s předpokladem konceptu going concern byla použita dvoufázová metoda. V rámci zkoumání byla také použita majetková metoda pro stanovení účetní hodnoty podniku. Došlo k zjištění, že metoda diskontovaného cash flow je pro ocenění podniku X a. s. vhodná. Obě použité metody ocenění ale obsahují klíčové parametry, které mají dopad na výslednou hodnotu podniku. Je proto nutné vedle výsledné hodnoty podniku počítat i s neodmyslitelnými specifiky odvětví, klíčovými parametry ocenění a skutečnostmi získanými na základě provedené strategické a finanční analýzy.

Abstract:

This diploma thesis is focused on the valuation of the particular company in the construction sector. A strategic analysis and financial analysis of the business was carried out as part of the valuation process of the assessed business. A procedure was selected for the valuation of X a. s. on the basis of an earnings analysis using the discounted cash flow method in the equity variant. A two-step method was used in connection with the assumption of the concept of going concern. The study also applied the property method to determine the carrying amount of the company. It was found that the discounted cash flow method is appropriate for the valuation of X a. s. However, both valuation methods used contain key parameters that impact the resulting company value. It is therefore necessary to take into account, in addition to the resulting company value, the inherent specificities of the sector, the key valuation parameters and the facts obtained from the strategic and financial analysis conducted.
