Comparative analysis of Slovak and selected real estate market

Abstract:

In bachelor’s thesis we deal with real estate market in Slovakia and the UK. The aim of this work is to analyze the Slovak real estate market, highlighting its special characteristics and factors affect the property prices and to compare it with the real estate market in the UK. The work consists of four chapters. First we deal with the housing market in general, with basic concepts, real estate as an investment, factors and subjects operating in this market and ways of financing the purchase of property. Then we develop the real estate market in Slovakia and the impact of global crisis on prices development. Later we examine the evolution of real estate in the UK from a historical and pricing point of view. At the end we compare the studied real estate markets and we highlight the current situation and anticipate their future development.

Abstract:

V bakalárskej práci sa zaoberáme realitným trhom na Slovensku a vo Veľkej Británii. Cieľom práce je analyzovať slovenský trh s nehnuteľnosťami, poukázať na jeho špecifiká a faktory pôsobiace na ceny nehnuteľností a porovnať ho s realitným trhom vo Veľkej Británii. Práca sa skladá zo štyroch kapitol. Najskôr sa zaoberáme realitným trhom vo všeobecnosti, základnými pojmami, nehnuteľnosťami ako investíciou, faktormi a subjektami pôsobiacimi na tomto trhu a spôsobmi financovania kúpy nehnuteľnosti. Potom sa venujeme vývoju realitného trhu na Slovensku a vplyvu globálnej krízy na vývoj cien. Neskôr skúmame vývoj realít vo Veľkej Británii z historického a cenového hľadiska. Na konci práce porovnávame skúmané realitné trhy a poukazujeme na súčasnú situáciu a predpokladáme ich budúci vývoj.
