Trends of the Estate Prices in the Czech Republic

Abstract:

Diplomová práce se zabývá analýzou vývoje cen nemovitostí určených k bydlení v České republice. První část práce je zaměřena na charakteristiku nemovitostí určených k bydlení a na jednotlivé druhy bydlení, včetně uvedení kladů a záporů, souvisejících s jejich užíváním a současně zmiňuje základní právní vztahy související s nemovitostmi, vlastnická práva a spoluvlastnická práva.Součástí první části práce je také vymezení činností katastrálního úřadu. Druhá část práce je věnována trhu nemovitostí, nabídce a poptávce na trhu nemovitostí a faktorům, které tyto strany nejvíce ovlivňují.V závěrečné části práce je uvedena analýza vývoje cen nemovitostí v letech 1998-2008, dále vliv jednotlivých faktorů na tento vývoj a očekávaný budoucí vývoj cen nemovitostí. Okrajově jsou zmíněny také k současné trendy v oblasti bydlení.

Abstract:

The Diploma thesis is concerned with the analysis of the developement of the real estate prices that are intended for living in the Czech republic. First part of the thesis is focused on the characteristics of the real estate that are intended for living and on particular kinds of living, including pro and cons that are connected with their usage. It also mentions basic legal relations related to the real estate, the right of property and the right of the part owner. The first part also includes the activity determination of the Land Register Office. Second part is devoted to the real estate market, offer and demand on the real estate market. It is also devoted to the factors that influence it the most. In the final part of the thesis there is brought up the analysis of the developement of the real estate prices in the years 1998 – 2008. It describes influence of particular factors on this developement and mentiones expected developement of the real estate prices. Contemporary tendecies in the field of living are mentioned marginally.
