Real estate insurance with consideration on calculating its insured sum

Abstract:

Tato diplomová práce je zaměřena především na hodnocení metodiky oceňování s ohledem na jejich praktické využití. Cílem práce je posouzení jednotlivých způsobů oceňování nemovitostí a jejich dopadů na uspokojování pojistných potřeb klientů. Práce se zabývá porovnáním výsledků výpočtu hodnot vybraných nemovitostí podle metod používaných soudními znalci, metodiky doporučované ČAP a metodik aplikovaných nejvýznamnějšími pojistiteli působícími na našem pojistném trhu. Z uvedených výsledků vyplývá, že existují určité disproporce při stanovení hodnoty nemovitostí, a to s ohledem na použití jednotlivých metod výpočtu. V závěru práce jsou uvedeny hlavní příčiny těchto disproporcí a návrh možností jejich odstranění

Abstract:

This thesis is focused especially on the evaluation of methodology of assessment regarding its practical application. The aim of this thesis is examination of the particular ways of evaluation of estates and their impacts on satisfying the insurance needs of clients. The thesis deals with the comparison of outcomes of the calculation of chosen estates according to methods, which are used by authorized experts, recommended methodology by ČAP and methodology applied by the most important insurers on our insurance market. As it is shown in the thesis, there are certain disproportions in price fixing of estates, thus regarding the use of particular methods of calculation. At the end of the thesis, there are described the main reasons for the disproportions and suggestions of the possible ways to solve them.
