Analysis of Consumer Credit for Housing in the Czech Republic and Abroad

Abstract:

Tato diplomová práci s názvem „Analýza spotřebitelských úvěrů na bydlení v ČR a zahraničí“ podrobně popisuje tuzemský trh spotřebitelských úvěrů a porovnává ho se zahraničními zeměmi, Rakouskem, Německem a Itálií. Cílem práce je porovnat nákladovost úvěrů na bydlení v těchto zemích, ve kterých platí jednotná legislativa EU. V teoretické části práce je podrobně popsáno financování bydlení za pomoci úvěru včetně historie úvěrů na bydlení a současně využívaných možností k úvěrování bytových potřeb. V práci jsou zahrnuta také současná i historická makroekonomická data týkající se hypotečních úvěrů, úvěrů ze stavebního spoření a vývoje úrokových sazeb. V teoretické části je rovněž popsána daňová politika, která je na úvěry na bydlení navázána a finanční produkty s těmito úvěry spojené. Praktická část práce obsahuje analýzu jednotlivých úvěrových nabídek napříč vybranými zeměmi a posuzuje celkovou nákladovost a výhodnost úvěrů na bydlení v těchto zemích. Zároveň je v praktické části uvedeno srovnání dodatečných nákladů, jako jsou poplatky spojené s katastrem, daně z nabytí nemovitosti, makléřské provize a další.

Abstract:

This diploma thesis entitled "Analysis of Consumer Credit for Housing in the Czech Republic and Abroad" describes in detail the domestic consumer credit market and compares it with foreign countries, Austria, Germany and Italy. The aim of the thesis is to compare the cost of housing loans in those countries where EU legislation is uniform. In the theoretical part of the thesis is described in detail the financing of housing with credit, including the history of housing loans and the currently used options for lending of housing needs. Current and historical macroeconomic data on mortgage loans, building savings loans and interest rate developments are also included in the thesis. The theoretical part also describes tax policy that is linked to housing loans and financial products associated with these loans. The practical part of the thesis contains an analysis of individual lending offers across selected countries and assesses the overall cost and benefits of housing loans in these countries. At the same time, a comparison of additional costs, such as land-related fees, property acquisition taxes, brokerage commissions and others, is provided in the practical part.
