Analysis of loans for housing financing and comparison of their costs

Abstract:

Bakalářská práce se zabývá analýzou úvěrů ze stavebního spoření a hypotečních úvěrů, které patří mezi nejznámější nástroje na financování bydlení v ČR. Prostřednictvím metody komparace se snažím tyto dva druhy úvěrů vzájemně porovnat a shrnout jejich výhody a nevýhody. Tato metoda nám potvrzuje, že nelze jednoznačně určit, který z úvěrů je výhodnější. Vždy spíše záleží na aktuální nabídce a výhodách, kterými se banky a stavební spořitelny snaží svůj produkt zviditelnit. Nejprve však stavební spoření a hypoteční úvěry charakterizuji, uvedu podmínky poskytování úvěrů a zaměřím se na vývoj těchto produktů v posledních letech. Další část práce se věnuje změnám, které přinesla pandemie COVID-19 včetně jejich dopadu na hypoteční trh. Následně představím aktuální nabídku stavebních spořitelen a vybraných bank poskytujících úvěry na českém trhu a v závěru práce se podívám na modelové příklady stavebního spoření a hypotečních úvěrů.

Abstract:

The bachelor thesis deals with the analysis of building savings loans and mortgage loans, which are among the most well-known instruments for housing finance in the Czech Republic. Using the method of comparison, I try to compare these two types of loans and summarize their advantages and disadvantages. This method confirms to us, that we can`t determine, which of these loans is more advantageous. It always depends on the current offer and benefits, with which banks and building societies try to make their product visible. First I characterize building savings and mortgage loans, introduce the conditions for providing these loans and focus on the development of these products. The next part of my thesis is focused on changesin connection with the COVID-19 pandemic, including their impact on the mortgage market. I also present the current offer of building societies and banks and at the end of my thesis we find model examples of building savings and mortgage loans.
