Impact of landscape planning and regulatives to nowadays development

Abstract:

Bakalářská práce na téma „Vliv územního plánování a regulativů v území na současnou výstavbu“ je rozdělena na teoreticko-metodologickou část a na aplikační část. Cílem bakalářské práce je analyzovat vliv územního plánování na současnou podobu nové výstavby určené pro bydlení, analyzovat stanovené regulativy v regulačních plánech a stanovit doporučení výběru regulativů pro plochy určené pro bydlení. Teoreticko-metodologická část bakalářské práce se zabývá popsáním nástrojů územního plánování, které ovlivňují podobu výstavby. Např. výstavba v okolí veřejného prostoru je ovlivňována především formou regulačního plánu, jehož obsah je pro stavebníky závazný. Pro další část bakalářské práce je nutno stanovit výzkumný problém, který je vymezen touto problematikou. V navazující aplikační části bakalářské práce bude proveden terénní průzkum ve třech lokalitách, ve kterých byl zpracován regulační plán. Terénní průzkum v řešených lokalitách by měl zjistit soulady současné zástavby s analyzovanými regulativy, které jsou stanoveny vydaným regulačním plánem. Výsledkem by se mělo zjistit, že v území jsou regulativy uplatňovány podle vydaného regulačního plánu. Analyzování textové a grafické části regulačních plánů může být společně s provedeným terénním průzkumem nápomocné k řešení hypotéz, které řeší stanovený výzkumný problém v předchozí části bakalářské práce. Bakalářskou prací se může zvednout význam regulačního plánu pro úřady obcí. V dnešní době se převážně využívají územní studie, které nejsou pro stavebníky nijak závazné. Pro obce může být veliká výhoda regulovat své spravované území formou regulačního plánu.

Abstract:

The bachelor thesis on “The Influence of Spatial Planning and Regulations in the Territory on Current Construction” is divided into a theoretical-methodological part and an application part. The aim of the bachelor thesis is to analyse the influence of spatial planning on the current design of new housing construction, to analyse the established regulations in the regulatory plans and to determine recommendations for the selection of regulations for the areas intended for housing. The theoretical-methodological part of the bachelor thesis deals with the description of spatial planning tools that influence the design of construction. E.g. in public space, the construction is influenced in particular by the regulatory plan in the form of regulations that are mandatory for developers. For the other part of the bachelor thesis, it is necessary to determine the research problem, which is defined by this issue. In the subsequent application part of the bachelor's thesis, a field survey will be carried out in three localities in which a regulatory plan was prepared. The field survey in the addressed localities should determine the compliance of the current development with the analysed regulations, which are set by the issued regulatory plan. The outcome should find that the regulations are applied after the regulatory plan has been issued in the territory. Analysing the text and graphical parts of the regulatory plans together with the executed field survey can help to discuss the hypotheses that address the defined research problem in the previous part of the bachelor thesis. The bachelor thesis can raise the importance of the regulatory plan for municipal authorities. Nowadays, spatial studies that are not mandatory for developers in any way are predominantly used. It can be a great advantage for municipalities to regulate their territory through a regulatory plan.
