Determining the value of real estate using the hedonic price method

Abstract:

Cílem diplomové práce je identifikovat vliv vybraných atributů na nabídkovou cenu bytů 2+1 v Ostravě. Proměnné jsou vybrány v rámci strukturálních, lokalizačních a environmentálních charakteristik. Prostředkem k identifikaci jednotlivých proměnných a formy jejich vlivu na cenu nemovitostí je sběr dat o charakteristikách bytů a jejich cenách a následný odhad vztahů pomocí vícenásobného regresního modelu v programu Stata. K analýze je využívána metoda hedonické ceny. Práce je rozdělena na několik částí. Teoretická část se věnuje teorii oceňování nemovitostí s důrazem na metodu hedonické ceny včetně jejího historického vývoje, postupu použití či empirickým studiím. Dále také představuje faktory ovlivňující cenu nemovitostí spolu s aktuální situací na trhu nemovitostí v České republice. Praktická část se zabývá vytvořenými OLS modely a následnou aplikací na reálná data.

Abstract:

The aim of the thesis is to identify the influence of selected attributes on the offer price of 2+1 flats in Ostrava. The variables are selected in terms of structural, locational and environmental characteristics. The means to identify the variables and the form of their influence on the price of real estate is to collect data on the characteristics of apartments and their prices and then estimate the relationships using a multiple regression model in Stata. The hedonic price method is used for the analysis. The paper is divided into several parts. The theoretical part is devoted to the theory of real estate valuation with an emphasis on the hedonic price method, including its historical development, the procedure of its use or the empirical studies. It also presents the factors influencing the price of real estate together with the current situation on the real estate market in the Czech republic. The practical part deals with the developed OLS models and the subsequent application to real data.
