Housing Financing Options In Slovakia

Abstract:

Housing is for many of us the basic existential need. If we are going to finance our housing loan, it is important to reconsider in advance if our real assumption fullfil the conditions set by banks and other entities. The aim of our thesis is to provide a general overview about the real available options of housing financing in Slovak republic, that means what are the alternative financing options offered by Slovak market . The work is divided into three separate chapters. One possibility of housing financing is mortage loan from bank, which describes the first chapter. Condition of granting a mortgage is subject to encumber the property in sufficient amount to the bank. Another option of financing housing is a loan from a building society. The offer to obtain a mortage from building society doesn´t have to be use by all clients, anyone may also continue to save money and have the option of obtaining state bonus and evaluate their savings. As a last option of housing financing, that we descibe is a loan from the Housing Development Fund. Is mainly intented for socially disadvantaged groups. It offers advantageous interest rate for the entire period of loan repayment. Purpose for which it is granted is set by the Law on Housing Development Fund. We offer structure and characteristics of various types of loans, as well as a process to provide forms of financing and the conditions under which the loans are granted.

Abstract:

Bývanie predstavuje pre mnohých z nás základnú existenčnú potrebu. Ak sa chystáme financovať svoje bývanie úverom, je dôležité si vopred rozmyslieť či naše reálne predpoklady spĺňajú podmienky dané bankami a inými subjektmi. Cieľom našej bakalárskej práce je poskytnúť všeobecný prehľad o reálne dostupných možnostiach financovania bývania v podmienkach Slovenskej republiky, t.j. aké alternatívne možnosti financovania bývania ponúka slovenský trh. Práca je rozdelená na 3 samostatné kapitoly. Jednou z možností financovania bývania je hypotekárny úver od hypotekárnej banky, ktorú opisujeme v prvej kapitole. Podmienkou poskytnutia hypotekárneho úveru je podmienené založením nehnuteľnosti v dostatočnej hodnote v prospech banky. Ako ďalšou možnosťou financovania bývania je úver zo stavebnej sporiteľne. Ponuku na získanie úveru zo stavebného sporenia nemusí využiť každý klient, môže taktiež naďalej sporiť a využívať možnosť získania štátnej prémie a zhodnocovať svoje úspory. Ako poslednú možnosť financovania bývania, ktorú opisujeme je úver zo Štátneho fondu rozvoja bývania. Je skôr určený pre sociálne slabšie skupiny obyvateľstva. Ponúka výhodnú úrokovú sadzbu po celú dobu splácania úveru. Účel, na ktorý sa poskytuje je daný zákonom o štátnom fonde rozvoja bývania. Ponúkame členenie a charakteristiku jednotlivých typov úverov, ako aj celý proces poskytovania foriem financovania a podmienky, za ktorých sa dané úvery poskytujú.
