Efficiency Evaluation of the Investment Project on the basis od Dynamic Methods

Abstract:

Tato bakalářská práce se soustředí na hodnocení efektivnosti investice, přesněji se jedná o přestavbu plaveckého stadionu – Vodní svět Kolín. V teoretické části jsou vymezené základní pojmy a výklady, které jsou nezbytné při hodnocení efektivnosti investičního projektu. Charakterizuje např. peněžní příjmy, kapitálové výdaje, dynamické metody hodnocení. Samotné ovládání metod ale nestačí, je třeba zvažovat investici komplexně v souvislosti s dopadem předpokládané inflace, daňových dopadů atd. Jedině ti, kteří dokážou správně uplatňovat základní teoretické poznatky, můžou obstát dlouhodobě na finančním trhu. Praktická část práce je zaměřena na konkrétní investiční projekt, který zrealizovala firma Geosan Group a.s. Projekt je vyhodnocován pomocí konkrétních metod jako např. čistá současná hodnota, vnitřní výnosové procento a doba návratnosti. V závěru jsou shrnuty výsledky hodnocení dané investice a také návrhy vedoucí k zlepšení finanční situace dané společnosti.

Abstract:

This bachelor work evaluates the effectiveness of investments, especially the investment in the reconstruction of the swimming stadium – Vodní svět Kolín. In the theoretical part of the work the fundamental terms are explained. These terms are essential for the evaluation of investments in the project. Explanation contains the financial incomes, capital outlay, and dynamical methods of evaluation. But the methods and the ability to operate with them are not enough, it is necessary to consider the investments in more complex way, for example with the consequences of expected inflation, impact of taxes, etc. The reason for is the fact that only those, who are able to apply the principal theoretical know-how correctly, can be successful in the financial market within the long term. The practical part of my work is focused on the specific capital project, which was realized by Geosan Group, a.s. This project is analysed and evaluate by the particular methods as for example net present value, internal rate of return and repayment period. In the conclusion, the outcomes of the work are examined. This part of work also contents the solution of the financial situation of this particular company and the plan for the improvement.
