Analysis of sharing economy in the Czech Republic

Abstract:

In the thesis on the topic "Analysis of the so-called sharing economy ”we specifically focused on the accommodation services sector. In the theoretical part, the most important aspects of the researched issue were presented on the basis of the literature search. Later, we analyzed the supply and demand of the most prominent player, AirBnB. Based on data obtained from AirDNA's analytical portal for short-term rental investment activity, we were able to estimate the average annual yield of the accommodation units. In the calculations, we worked mainly with the average daily yields of units, the number of nights spent in a given month, and the actual number of units booked in that month. We later added these revenues to the actual number of owner-occupied units of the lessors. We have acquired owner structure information by processing data from InsideAirbnb, which continually updates active rental information, along with landlord identification numbers. After assigning revenue to the number of units to real, we were able to estimate the total revenue of each single active landlord on the AirBnB platform. On the basis of these revenues, we determined the income tax of the lessors as well as their contributions to the social and health insurance company. Subsequently, we calculated the value added tax and the amount of local fees for the relevant landlords. By elaborating this work we found out that the tax liability of the Prague AirBnB market is approximately CZK 1.6 billion. Equally striking was the finding that 3.5 percent of all landlords own almost 40 percent of the total short-term rental offer. Based on these findings, we have also proposed proposed regulatory solutions in the design part.

V diplomovej práci na tému „Analýza tzv. zdielanej ekonomiky“ sme sa konkrétne zamerali na sektor ubytovacích služieb. V teoretickej časti sme na základe literárneho rešeršu priblížili najdôležitejšie aspkety skúmanej problematiky. Neskôr sme analyzovali ponuku a dopyt najvýznamnejšieho sprostredkovateľa zdieľaného ubytovania, spoločnosť AirBnB. Na základe dát získaných z analytického portálu AirDNA, zaoberajúceho sa investičnou činnosťou v rámci krátkodobých prenájmov, sme boli schopný odhadnúť priemerný ročný výnos ubytovacích jednotiek. Pri výpočtoch sme pracovali najmä s priemernými dennými výnosmy jednotiek, počtom prenocovaní uskutočnenými v danom mesiaci a reálnym počtom jednotiek v tom danom mesiaci rezervovanými. Tieto výnosy sme neskôr priradili ku skutočnému počtu vlastnených ubytovacích jednotiek prenajímateľov. Informácie o štruktúre vlastníkov sme získali spracovaním dát zo serveru InsideAirbnb, ktorý neustále aktualizuje informácie o aktívnych prenájmoch, spolu s identifikačnými číslami prenajímateľov. Po priradení výnosov v pomere počte jednotiek k reálnym osobám sme boli schopný odhadnúť celkový výnos každého jedného aktívneho prenajímateľa na platforme AirBnB. Na základe týchto výnosov sme určili daň z príjmu prenajímateľov ako aj ich odvody do sociálnej a zdravotnej poisťovne. Následne sme pri relevantých prenajímateľoch vypočítali daň z pridanej hodnoty a výšku obnosu miestnych poplatkov. Vypracovaním tejto práce sme zistili, že odvodová povinnosť pražského AirBnB trhu pohybuje približne na úrovni 1,6 miliardy českých korún. Rovnako zarážajúce bolo zistenie, že 3,5 percenta všetkých prenajímateľov vlastní takmer 40 percent celkovej ponuky krátkodobých prenájmov. Aj na základe týchto zistení sme v návrhovej časti práce vypracovali navrhované regulatívne riešenia.
