Měření vlivu expanze úvěrů na nemovitosti na čínskou ekonomiku (2008–2018)

Abstract:

Hlavním výzkumným cílem této práce bylo empiricky zkoumat míru rizika dluhového selhání čínských realitních podniků v kontextu bankrotu Evergrande Group a následných opatření čínské vlády k ochraně domácího trhu. Teoretická část příspěvku si klade za cíl objasnit proces úpravy kapitálové struktury. Teorie optimální kapitálové struktury je získána popisem a porovnáním různých kapitálových teorií. Cílem bylo shrnout stávající názory v ekonomické literatuře na vliv růstu dluhu na výkonnost podniku a shrnout argumenty, proč nemůže být optimální pro společnost neustále zvyšovat svůj dluh. Konečným zobecněním všech popsaných teorií by mohlo být, že změna hodnoty společnosti s dluhem může být zhruba rozdělena do dvou fází. V první fázi jsou náklady na úpadek malé, když je úroveň dluhu společnosti nízká. V této fázi hodnota společnosti rychle stoupá s nárůstem dluhu. Ve druhé fázi, kdy hladina dluhu stoupá na určitou úroveň, je hodnota společnosti maximalizována. Podle analýzy mezních efektů jsou mezní příjmy z daňového vyhýbání a mezní náklady na úpadek dluhu stejné. Ve druhé fázi, po akumulaci kritické úrovně dluhu, hodnota společnosti bude postupně klesat s dalším zvýšením úrovně dluhu. Dále jako motivace pro výzkum realizace teoretických konceptů na čínském realitním trhu je proveden přehled historického vývoje těchto konceptů. Poskytuje historické pozadí, co způsobilo současný vysoký dluh čínských realitních podniků, a komentáře k roli čínské vlády vydala politiku "tří červených linek" rozšíření rizika dluhového selhání skupiny Evergrande v roce 2021. Jako příklad je uveden případ skupiny Evergrande Group, který vyvolává obavy z toho, že ostatní domácí realitní podniky budou brzy zažívat stejné potíže s pokrytím dluhových povinností. Tato hypotéza byla přijata jako empiricky ověřená hypotéza. Proto byla v empirické části získána data pro 272 společnosti působící na čínském realitním trhu od 2008 do 2021, která byla rozdělena do dvou vzorků. Pokud podniky, které byly působící po celé období prozkoumány od 2008 do 2021, byly předpokládány za dobře zavedené, a proto byly přiřazeny do prvního vzorku s názvem "základní zásoby". Ve druhém vzorku s názvem "ostatní akcie" byly zahrnuty všechny ostatní. Oba vzorky byly analyzovány zvlášť za účelem určení možných rozdílů v riziku selhání. Porovnání rozdělení poměru dluhového kapitálu u hlavních společností a dalších společností naznačuje, že akcie nejvyšších deseti procent společností v pořadí dluhů se zvýšily. Základní akcie jsou téměř dvakrát více než ostatní akcie. Distribuční srovnání ratingů S&P založených na vzdálenosti ukazuje, že akcie základních akcií a ostatních ratingových kategorií AAA (nejvyšší a nejnižší ratingové kategorie) rychle klesly. Naproti tomu se rozšířil podíl akcií odpovídající úrovni rizika mezipředních ratingových kategorií BB a BBB. Žádná hlavní společnost nebyla zjištěna, aby zařadila do vysoce rizikové spodní ratingové kategorie CCC, aby nebylo možné poskytnout žádné důkazy o tom, že by kterýkoli z podniků v tomto vzorku mohl být v krátkodobém horizontu ohrožen úpadkem. Výsledky vzorku "ostatních" akcií byly jen okrajově volatilnější, ale stále soustředěné spíše do středního než vysoce rizikového segmentu ratingové stupnice S&P Hlavním závěrem této práce je, že i když vypočtený poměr dluhového kapitálu, vzdálenost selhání a pravděpodobnost selhání ukazují, že u analyzovaných akcií mají dluh, střední pravděpodobnost selhání a rizikový rating v poslední době striktně stoupající trend, stále neexistují důkazy, že čínský

Nicméně stojí za to pokračovat v prozkoumání dynamiky těchto ukazatelů v nadcházejících letech, abychom sledovali dopad nedávných vládních protekcionistických opatření a určili, zda tato opatření podněcují podniky ke zlepšení své finanční stability nebo k dalšímu zvýšení rizika selhání. V tomto ohledu by tato studie byla vhodným směrem pro další výzkum a rozšíření této studie.

Abstract:

The main research objective of this thesis was to empirically explore the degree of debt default risk faced by Chinese real estate enterprises in the context of the bankruptcy of Evergrande Group and the subsequent measures taken by the Chinese government to protect the domestic market. The theoretical part of this paper aims to clarify the process of capital structure adjustment. The optimal capital structure theory is obtained by describing and comparing different capital theories. The purpose has been to summarize the existing views in the economic literature what is the impact of debt growth on the enterprise performance and summarize the arguments why it could not be optimal for the company to increase its debt continuously. The ultimate generalization of all the theories described could be that the change of company value with debt can be roughly divided into two stages. In the first stage, the bankruptcy cost is small when the company's debt level is low. In this stage, the company value rises rapidly with the increase in debt. In the second stage, when the debt level rises to a certain level, the company's value is maximized. According to the marginal effect analysis, the marginal tax avoidance income and marginal bankruptcy cost of the debt are equal. In the second stage, after critical level of debt is accumulated, the value of the company will gradually decrease with the further increase of the debt level. Next as a motivation for the research on the realization of the theoretic concepts in the Chinese real-estate market, an overview of the historical development of the latter is made. It provide historical background what caused the current high debt of China's real estate enterprises, and comments on the role of the Chinese government issued the "three red lines" policy the expansion of the debt default risk of Evergrande Group in year 2021. The case of the Evergrande Group is given as an example that raises concerns about having other domestically listed real estate enterprises being threatened to experience the same difficulties covering their debt duties soon. This was adopted as a hypothesis to be empirically verified. Therefore, in the empirical part, data was extracted for 272 companies operating in China's real estate market from 2008 to 2021. For the purpose, companies have been divided into two samples. Respectively, if the enterprises that were active through the whole period explored from 2008 to 2021, they were implied to be well-established and therefore assigned to the first sample titled “core stocks”. In the second sample, titled “other stocks” all the rest were included. The two samples have been analyzed separately to determine the possible differences in default risk. Comparing the debt capital ratio distribution of core companies and other companies, suggests that the stocks of the top 10% of companies in debt ranking have increased. The core stocks are almost twice as many as other stocks. The distribution comparison of distance-based S&P ratings shows that the stocks of core stocks and other AAA (highest and lowest risk rating categories) have rapidly declined. In contrast, the share of stocks corresponding to the level of risk of intermediate rating categories BB and BBB expanded. No core company was identified to enter the high-risk bottom rating category CCC so that no evidence could be provided for any of the enterprises in this sample to be threatened by bankruptcy in the short run. The results for the sample of “other” stocks were just marginally more volatile but still concentrated within the middle rather than hi-risk segment of the S&P rating scale In summary, the main conclusion made in the thesis is that even though the calculated debt capital ratio, default distance, and default probability indicate that for the stocks analyzed, the debt, median default probability, and risk rating have a strictly upward trend recently, there is still no evidence that China's real esta

te market will have a wave of large-scale defaults. Nevertheless, it is worthwhile to continue exploring the dynamics of these indicators in the coming years to track the impact of recent government protectionist measures and determine whether these measures will stimulate enterprises to improve their financial stability or further increase their default risk. In this regard, the latter would be an appropriate direction for further research and expansion of this study.
