Availability of mortgage in the conditions of the Slovak Republic

Abstract:

Our bachelor´s thesis deals with the mortgages in terms of the Slovak republic. Its aim is to show the availability of the mortgage according to the offered analysis of the mortgage financing and availability of the mortgage analysis in a concrete bank. The thesis consists of three main chapters. The first one characterizes the theoretical objections of the mortgage, the mortgage banking, the models of the mortgage banking financing, as well as the specific aspects of the mortgage. The second chapter is focused on the mortgage financing market analysis. It characterizes the development of the mortgage banking market and the subjects offering the mortgage. It compares the chosen products in terms of the range and the interest rates. The complete mortgage gaining process is presented on an example. The conclusion of the second paragraph offers the results of this analysis. The third chapter is focused on the evaluation of the common mortgage availability in terms of the Slovak Re-public.

Abstract:

Bakalárska práca sa zaoberá hypotekárnym úverom v podmienkach Slovenskej republiky. Cieľom je poukázať na dostupnosť hypotekárneho úveru v SR na základe analýzy vývoja trhu hypotekárneho financovania a dostupnosti úveru v konkrétnej banke. Práca sa skladá z troch kapitol. Prvá kapitola charakterizuje teoretické východiská hypotekárneho úveru. Hypotekárne bankovníctvo, modely financovania hypotekárneho bankovníctva a jednotlivé aspekty hypotekárneho úveru. Druhá kapitola je zameraná na analýzu trhu hypotekárneho bankovníctva. Charakterizuje vývoj trhu hypotekárneho bankovníctva a subjekty poskytu-júce hypotekárne úver. Následne vybrané subjekty porovnáva na základe šírky ponuky a jednotlivých úrokových sadzieb úveru. Kompletný úverový proces z pohľadu klienta je demonštrovaný na modelovom príklade. Záver druhej kapitoly stručne opisuje výsledky tejto analýzy. Tretia kapitola je zameraná na zhodnotenie celkovej dostupnosti hypotekár-neho úveru v podmienkach Slovenskej republiky.
