Determinants of the property prices

Abstract:

The aim of the Bachelor's thesis „Determinants of real estate prices in the city of Brno“ is to estimate the influence of the individual characteristics of the apartment on the formation of its price. The means to identify individual variables and the form of their dependence on the apartment price is the creation of an econometric model using the method of least squares in the Gretl program. For the analysis is used the concept of hedonic price. In the first part of the thesis, the authors who dealt with the concept of hedonic price are introduced, in the second part, all used variables are described, including their descriptive statistics. In the last part, a series of models is constructed and then the most suitable model is selected, showing which variables and to what extent they form the advertised price of the real estate.

Abstract:

Cieľom bakalárskej práce „Determinanty cien nehnuteľností na území mesta Brno“ je identifikovať, aký vplyv majú jednotlivé charakteristiky bytu na tvorbu jeho ceny. Prostriedkom k identifikácii jednotlivých premenných a formy ich vplyvu na cenu bytu je zhromaždenie dát o charakteristikách bytov a ich cenách, a následný odhad závislostí pomocou regresného odhadu metódou najmenších štvorcov (OLS) v programe Gretl. K analýze sa využíva koncept hedonickej ceny. V prvej časti práce sú predstavené štúdie, ktoré sa konceptom hedonickej ceny zaoberali, v druhej časti sú popísané všetky použité premenné vrátane ich popisných štatistík. V poslednej časti je konštruovaný rad modelov a následne je vybratý najvhodnejší model ukazujúci v akej miere je inzerovaná cena nehnuteľnosti determinovaná jednotlivými faktor-mi.
